<p>
To monitor, maintain, repair, and carry out the preventive maintenance program on the hotel's heating, ventilation, air conditioning, kitchen and laundry equipment.</p>
<p><b>
Essential Functions:</b></p>

<li>Responds to customer calls and complaints to correct temperature conditions in a positive, polite and timely manner.
</li><li>Monitors public space temperatures, making appropriate adjustments when necessary and start and stop fans as required.
</li><li>Interacts with the Operating Engineer and assists in start-up, shut down, and operation of all HVAC equipment.
</li><li>Visually inspects gauges, dials, and mechanical equipment. Makes basic mathematical calculations. Moves and climbs on all types of uneven surfaces.
</li><li>Works with refrigerants, oils, solvents and chemicals.</li>
<li>Performs scheduled and non-scheduled maintenance on all heating, ventilation, air conditioning and related equipment. Identify and troubleshoot problems, make repairs as follows: replace mechanical seals, re-pack pumps and valves, replace bearings and belts and check for proper alignment, repair fan coil units, make minor sheet metal repairs, braze and solder, calibrate controls, work on pressure vessels, replace piping and fittings, and maintain appropriate records of preventive maintenance and repairs.

<div><div><b>Duties and Responsibilities</b></div>
<div><div>Perform:</div><ul>
<li>preventative maintenance on HVAC systems, including changing air filters; cleaning coils, condensers, and evaporators; and greasing bearings, pumps, and motors.</li>
<li>preventative maintenance on furnaces, boilers, and unit heaters, including checking for leaks in oil lines &amp; gas lines, cleaning filters and strainers in oil lines, and cleaning burner assemblies.</li>
<li>maintenance on steam systems, including steam traps, steam separators, condensate pumps, air vents, heat exchangers, and radiators.</li>
<li>preventive maintenance on actuators, louvers, and various pneumatic and electrical controls by using a vibration meter and recording measurements; and aligns and adjusts new belts and coupling drive.</li>
<li>Provide initial response, review, and prescribed adjustment to equipment to resolve occupant comfort issues including making visual, audible, and mechanical checks for the correct temperature; proper operation of the refrigeration cycle; adequate oil levels; unusual noises; overheated bearings; loose connections; faulty insulation; frayed or loose belts, gaskets, and pulleys; and other similar defects.</li>
<li>Recover and reclaim refrigerants for disposal in accordance with federal Environmental Protection Agency rules and regulations.</li>
<li>Conduct testing on water treatment systems, including sampling and documenting findings of closed loop chemical residuals; consults with higher level worker or supervisor on results; and adds chemicals as directed.</li>
<li>Inspect, clean, lubricate, and perform preventive maintenance on air compressors, air stations, refrigerated air dryers, air and steam traps, filters, relief valves, expansion tanks, pumps, fans and motors, and other related components.</li>
<li>Service, maintain, and perform routine repairs on air handling equipment, such as univents, fan coil units, exhaust fans, make-up air fans, unit heaters, and air handling units for single and multiple zones.</li>
<li>Install basic ventilation or air conditioning units, such as comfort coolers, window units, split systems, and other similar equipment.</li>
<li>Use manufacturers&rsquo; manuals and instructions and equipment schematics to accomplish servicing, preventative maintenance, and routine repairs.</li>
<li>Demonstrate maintenance tasks and procedures to trainees or other employees.</li>
<li>Assist a higher level trades person with identifying and troubleshooting problems related to air flow, refrigerant flow, electrical failures of motors, and electrical circuits in process-cooling equipment.</li>
<li>Read blueprints to identify components and locate equipment.</li>
<li>Access, navigate, and monitor building automation system (BAS) necessary to perform maintenance duties.</li>
<li>Participate in the performance of other trades&rsquo; tasks consistent with operational and organizational requirements.</li>
<li>Operate motor vehicles.</li></ul><p></p><div><br>

<div><div><b>Required Qualifications</b></div>
<ul><li>Two years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, units, and equipment; <b>OR</b> Completion of a four year Vo-Tech training program in refrigeration, HVAC, or building automation and six months experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems; <b>OR</b> An equivalent combination of experience and training that includes one year of experience in the maintenance, repair, or installation of HVAC or refrigeration equipment.</li>
<li>Knowledge of:<ul>
<li>mechanical aspects of HVAC and refrigeration equipment and components.</li>
<li>electronic and pneumatic controls and functions pertaining to HVAC and refrigeration systems.</li>
<li>the use and functionality of Microsoft Office Suite software.</li>

</ul></li><li>Knowledge in the care and use of tools and equipment essential to the operation and maintenance of HVAC and refrigeration systems.</li>
