ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration &amp; risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties &amp; Responsibilities
Financial Management<ul><li>
Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.</li><li>
Responsible for processing and reconciling daily all account receivables.</li><li>
Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.</li><li>
Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.</li><li>
Responsible for posting of all charges to resident and non-current resident accounts; to also include bill back of utilities where applicable.</li><li>
Responsible for all end-of-the-month closing procedures and reporting.</li><li>
Maintain accurate and organized records; audit resident files to ensure accurate records.</li><li>
Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.</li></ul> 
Personnel Management<ul><li>
Regular/daily onsite attendance is required</li><li>
Use consistent techniques &amp; company directives to screen, hire, train, coach, and develop onsite staff.</li><li>
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.</li><li>

Strategic Leasing Management</li><li>
Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.</li><li>
Implement marketing strategies &amp; systems put in place by the annual marketing plan.</li><li>
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.</li><li>
Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)</li><li>
Effectively show, lease, and move in prospective residents.</li></ul> 
Administrative Management<ul><li>
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.</li><li>
Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)</li><li>
Assist with supervision of all business functions related to operations.</li><li>
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)</li></ul> 
Education/Experience<ul><li>
High School Diploma or Equivalent; Bachelor&rsquo;s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.</li><li>
Ability to understand and perform all onsite software functions; basic computer skills required.</li><li>
Must have basic knowledge of Fair Housing Laws and OSHA requirements.</li></ul>

<div>POSITION SUMMARY:

The Project Assistant, under the direction of the Assistant Housing Director, is responsible for providing administrative, clerical, and project support to the implementation and administration of housing-related programs, including processing program applications, maintaining accurate records, entering data into multiple databases, and providing exceptional customer service to tribal members seeking assistance.

ESSENTIAL FUNCTIONS: (includes, but is not limited to, the following)

<li>Maintain accurate data in multiple databases to track housing program activity and support related requirements.</li>
<li>Organize, maintain, and update client and program files in accordance with record keeping requirements.</li>
<li>Provide clerical and administrative support to all housing service programs and other departments as assigned.</li>

REQUIREMENTS:

Position Description: Assistant Property Manager
This position will work closely with the Property Manager to facilitate the operations of assigned properties.
<ul><li>Property reputation management and satisfaction ratings</li><li>
Managing waitlists, showings, applications, resident interviews, agreements, pre-inspections, regulation compliance, move-ins, resident relations, service requests, vacancies, and renewals</li><li>
Rent collection, reporting, compliance and eviction processes</li><li>
Vendor, legal/professional counsel and utility management</li><li>
Updating marketing materials</li><li>

Required Skills and Experience: To be considered for this position, candidates must be able to demonstrate:<ul><li>
1 years of hands-on property management of LIHTC complexes including resident and financial management</li><li>

monthly charges are accurate.</li><li>Upon reviewing entire file, provide to Community Manager for final review and execution of Lease Agreement.</li><li>Assist Community Manager with maximization of gross rent potential by offering suggestions of raising market rents as much as possible through analysis of competitive market, availability and pending renewals.</li><li>Review Availability Report to ensure leasing team has not held a vacant apartment off the market for more than 10 days without Community Manager approval.</li><li>Assist Community Manager with renewal program</li><li>Review Income Statement weekly to ensure all income was coded and posted to proper G/L account</li></ul>OTHER COMMUNITY PERFORMANCE FACTORS<ul><li>Complete Fair Housing course annually via Grow.</li><li>Ensure all team members adhere to all Fair Housing requirements and laws consistently in all facets of their job making certain to report any perceived violations to the Community Manager immediately.</li><li>Perform all aspects of leasing as needed.</li><li>Assist Community Manager with review all rental applications to ensure applicants meet all rental criteria requirements.</li><li>Review all move-in files for accuracy including a copy of active renters&rsquo;
