In this role, you will act as the coordination interface between the ITS Operations/Technical Teams and the Asset Management function, ensuring that operational, maintenance, performance, and lifecycle data from road control centers (RCCs), tunnel control centers (TCCs), communications networks, and associated control systems are accurately captured, structured, analyzed, and translated into asset management insights and strategies.</p><ul><li>
Asset management of ITS infrastructure including Road Control Centers (RCC), Tunnel Control Centers (TCC), communications networks (fiber backbone, switches, transmission systems), SCADA/ATMS platforms, server rooms, power and UPS systems</li><li>
Coordinate with ITS core technical experts to collect, validate, and structure asset and maintenance data for asset management purposes</li><li>
Develop asset maintenance strategies in conjunction with technical experts</li><li>
Maintain and continuously improve the asset register, hierarchy, and classification in alignment with contract requirements and asset management best practices</li><li>
Analyze maintenance data (MTBF, MTTR, availability, failure trends) and convert operational KPIs into asset performance indicators</li><li>
Develop criteria for condition assessment and asset performance scoring, supporting risk-based prioritization</li><li>
Support lifecycle planning, renewal forecasting, and long-term capital investment planning</li><li>
Identify recurring failures, systemic risks, and obsolescence concerns, and propose mitigation strategies</li><li>
Prepare comprehensive asset performance reports and dashboards for internal management and Client reporting</li><li>
Ensure data integrity within EAMS systems and validate correct failure coding and asset tagging</li><li>
Collaborate with multidisciplinary teams to ensure integrated approaches to ITS operations and asset management</li><li>
Support audits, contractual compliance reviews, and asset-related deliverables</li><li>

What do we need from you</b></p><br>

Bachelor&rsquo;s degree in Electrical Engineering, Electronics Engineering, Telecommunications Engineering, Systems Engineering, or similar discipline</li><li>
Minimum of 5&ndash;10 years of experience in infrastructure operations &amp; maintenance, ITS systems, or asset management environments</li><li>
Strong knowledge of asset management principles, lifecycle planning, and performance monitoring</li><li>

Position is for a full-time Director of Asset Management to work at EAH Corporate located in San Rafael, CA. This is a hybrid remote (2 days in-person/3 days remote) position. POSITION OVERVIEW</b></p>
<p>
Directly responsible for ensuring that the long-term financial health of the properties in the portfolio meets EAH, owner, and lender requirements. Involved in all financial aspects of real estate activities from pre-development through operations, repositioning, and limited partner buy-outs. Ensures that established property and financial criteria are met for each property. Works with REM and Facilities staff on capital needs assessments, capital improvements, and use of reserves. Participates in strategic planning and policy development of EAH property assets. Works closely with REM staff on annual budgets to ensure that the properties are performing as originally projected. Ensures clear and concise communication with investors and lenders.</p>
<p><b>
RESPONSIBILITIES</b></p>
<ul>
<li>Develops and implements Asset Management department goals that will ensure that long-term financial health of EAH properties meets EAH, owner and lender requirements.</li>
<li>Works with senior management team on EAH&rsquo;s long range financials and strategic plans.</li>
<li>Works with REM and RED to create accurate Pro-forma financials and long-term financial plans for new properties.</li>
<li>Working through Asset Management team, ensures that:
<ul><li>Capital accounts and losses are reviewed and monitored.</li>
<li>Limited Partner buyout strategies support established EAH goals and initiatives.</li>
<li>Applications for annual and periodic welfare tax exemptions with counties and state agencies are coordinated and monitored.</li>
<li>General Partners are performing annual duties as defined in partnership agreements.</li>
<li>Annual operating and 15-Year budgets are reviewed with REM staff.</li>
<li>Quarterly and annual reporting requirements to agencies are tracked.</li>
<li>Quarterly P&amp;L reports are reviewed with REM staff and EAH stakeholders.</li>
<li>Properties moving into operations are meeting Pro forma performance through first complete fiscal year of full operations.</li>
<li>Regulatory Agreement and Loan Document compliance related restrictions are reviewed, identified and complied with.</li>
<li>Proposed property developments are reviewed for marketability and rental rate structures are evaluated against EAH, owner and lender requirements.</li>
</ul></li><li>Develops cross-departmental teams to develop and track cash flow and capital needs.</li>
<li>Researches databases to refine reporting and data collection and implements Asset Management system with REM, RED, Business Systems and Finance.</li>
<li>Coordinates special projects such as greening/solar work across portfolio.</li>
<li>Works with REM and Facilities staff regarding capital assessments, capital improvements and use of reserves including potential energy efficiency options.</li>
<li>Reviews and analyzes quarterly property financial statements for reports to CEO, CFO, SVP Portfolio and REM Senior Vice President.</li>
<li>Provides enhanced review and analysis of Watch List properties and properties outside of established benchmarks.</li>
<li>Oversees training on Asset Management policies and procedures.</li>
<li>Attends agency/investor-sponsored tranings</li>
