Job Description Summary:
The Investment Analyst (IA) position will be based in Arlington, VA or Boston, MA as an integral member of the CA Institute team. CA Institute is a specialized team within Cambridge Associates that serves as the firm&rsquo;s central hub for institutional research. Our research examines best practices across endowments and foundations as it pertains to portfolio management, the endowment&rsquo;s role in financial budgeting/planning, and investment oversight and governance practices.
 
The IA will split their time between three core functions: data analysis, producing research content, and client engagements. Data analysis entails the collection of client data and industry trends and validating that information is suitable for use in producing research. The research role involves using client and industry data to create content that appears in published reports and other research materials. Client engagement includes responding to time-sensitive inquiries on our data and research and supporting longer-term projects.
 
Success in this position requires first and foremost a keen eye for detail and a commitment to producing accurate work. The IA will be working with large datasets and producing research content that is widely consumed by clients and other colleagues. In addition, the position requires strong qualitative judgement during the data collection process and in helping clients determine the proper research analysis that best supports their specific needs.  Strong understanding of financial statements, budgeting, forecasting, and corporate finance principles

 Advanced Excel and financial modeling skills

 Experience with ERP and financial planning systems (Microsoft D365, Great Plains, NetSuite, SAP, Oracle, etc.)

 Acquisitions Analyst Responsibilities
 
 
 
 
 
 <ul>
 <li>
 Assist the Directors of Multifamily and Industrial Acquisitions in sourcing primarily off-market industrial and multifamily opportunities in target markets.&nbsp;&nbsp;This involves creating and maintaining relationships with principals and investment sales brokers, tracking pipeline of acquisition opportunities, and screening new deals based on Chase Properties&rsquo; investment criteria.&nbsp;
 </li>

 Assist in evaluating new industrial and multifamily acquisition opportunities.&nbsp;
 </li>
 <li>
 Perform detailed financial analysis of development and acquisition opportunities via financial modeling, analysis of cash flows, and application of valuation methods using Excel and Argus.&nbsp;
 </li>
 <li>
 Assist with due diligence process associated with acquisition opportunities (i.e., third party reports, entitlement processes).&nbsp;
 </li>
 <li>
 Manage and maintain regional deal pipeline report and critical dates.&nbsp;
 </li>
 <li>
 Participate in the asset management of existing properties including market research, leasing, and property sales.&nbsp;
 </li>
 <li>
 Perform thorough tenant credit and property financial analysis to determine feasibility of proposed leases.&nbsp;
 </li>
 <li>
 Perform hold/sell analysis on assets to maximize portfolio performance.&nbsp;
 </li>
 <li>
 Compile operating property information for dispositions.&nbsp;
 </li>
 <li>
 Assist in the yearly operations reporting process for our Industrial and Multifamily portfolios.&nbsp;
 </li>

 Collaborate with Operations, Capital Markets, Due Diligence, Accounting, Construction, Portfolio and Leasing teams.&nbsp;

 Participate in all facets of the acquisition process, including the creation and upkeep of acquisition models, preparing investment committee memos, analyzing operating expenses and capital, pulling and populating comparables, researching markets and inputting debt and leasing assumptions.&nbsp;

 Bachelor&rsquo;s degree or higher with a major in real estate business, finance, economics, or related field.&nbsp;

 Prior business experience at a real estate investment firm or similar institution.&nbsp;
 </li>
 <li>
 High proficiency in Excel, PowerPoint, and Word is a must.&nbsp;&nbsp;

 <li>
 Proficiency in Argus Enterprise is a plus.&nbsp;
