The Project Manager is responsible for the day-to-day operation and administrative activities to ensure conformance to contract requirements. Develops and implements cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned building. This position will oversee both soft services (janitorial, sanitation, and front-of-house services) and hard services (maintenance, building systems, and infrastructure), ensuring exceptional service delivery, operational excellence, and client satisfaction.</p>

This is a key leadership role responsible for driving team performance, optimizing service outcomes, and championing safety and innovation across the portfolio.</p>

Compensation</b>: $80,000.00 annual salary (US Dollars)</p>

Leadership and Strategy:</i></p>
<ul><li>Develop and execute a strategic plan that aligns with ABM&rsquo;s operational goals and client expectations.</li></ul>
<ul><li>Lead, mentor, and motivate multi-disciplinary teams across janitorial, engineering, and maintenance functions.</li></ul>
<ul><li>Champion a culture of excellence, continuous improvement, and safety.</li></ul>
<ul><li>Partner with HR and recruiting teams to attract and retain top talent within janitorial and technical teams.</li></ul>

Operational Oversight (Soft &amp; Hard Services):</i></p>
<ul><li>Direct daily janitorial operations, ensuring cleanliness, sanitation, and hygiene standards are met across all client properties.</li></ul>
<ul><li>Oversee hard services operations, including HVAC, electrical, plumbing, and other core building systems.</li></ul>
<ul><li>Manage and execute facility upgrades, capital improvement projects, and special initiatives.</li></ul>
<ul><li>Ensure union compliance, resolve labor issues, and foster positive labor-management relations.</li></ul>
<ul><li>Drive cost efficiencies through vendor management, resource planning, and process improvements.</li></ul>

Client and Stakeholder Engagement:</i></p>
<ul><li>Serve as the primary point of contact for clients, ensuring responsive communication and issue resolution.</li></ul>
<ul><li>Build and maintain strong, trusted relationships with client executives, internal departments, and key partners.</li></ul>
<ul><li>Regularly meet with clients to review KPIs, quality performance, and satisfaction metrics.</li></ul>

Technology and Innovation:</i></p>
<ul><li>Leverage CMMS and data tools to track performance, schedule maintenance, and optimize labor and supply costs.</li></ul>
<ul><li>Promote adoption of smart building technology, green cleaning solutions, and automation where appropriate.</li></ul>
<ul><li>Remain current on emerging trends in facilities and janitorial innovation to keep ABM competitive.</li></ul>
<p><i>
Safety and Compliance:</i></p>
<ul><li>Ensure strict adherence to ABM&rsquo;s safety standards and regulatory requirements (OSHA, EPA, local codes).</li></ul>
<ul><li>Develop, communicate, and enforce emergency preparedness plans and risk mitigation procedures.</li></ul>
<ul><li>Drive a safety-first culture by providing training, enforcing policy, and recognizing safe behaviors.</li></ul><br>

Who We&rsquo;re Looking For:</i></p>
<ul><li>Bachelor&rsquo;s Degree preferred; High School Diploma or GED or Experience: 5+ years in a leadership role overseeing large-scale janitorial and facility operations, including direct oversight of both soft and hard FM services.</li></ul>
<ul><li>Facilities Expertise: Deep knowledge of custodial programs, sanitation standards, and technical building systems.</li></ul>
<ul><li>Leadership: Strong background managing union and non-union workforces, with experience handling performance management, coaching, and team development.</li></ul>
<ul><li>Client-Centric: Proven ability to manage client expectations, foster partnerships, and deliver service excellence.</li></ul>
<ul><li>Innovative Mindset: Able to identify opportunities for automation, sustainability, and operational efficiencies.</li></ul>
<ul><li>Strong proficiency in Microsoft Office Suite.</li></ul>
<ul><li>Excellent communication, leadership, and problem-solving skills.</li></ul>
