Ensure landscape and irrigation are maintained on the property.</li><li>
Perform plumbing repairs to water and sewage systems including repair and replacement of fixtures, fittings, and plumbing stoppages.</li><li>
Perform minor electrical repairs to appliances, fixtures, switches, etc.</li><li>
Maintain hazard communication standards.</li><li>
Follow company safety program.</li><li>
Assist in the achievement of the property&rsquo;s annual budget by monitoring maintenance-related expenses.</li><li>

Respond to resident service requests and perform repairs and preventative maintenance in accordance with company policies, safety standards, and code requirements.</li><li>
Complete the make-ready process for vacant apartments, including inspections, maintenance punch lists, scheduling vendors, and final walkthroughs.</li><li>
Maintain proper inventory and supplies by following established procedures for equipment, materials, and tool usage; notify supervisor of reorder needs.</li><li>
Assist with maintaining cleanliness and appeal of the community by cleaning common areas, pressure-washing, and general upkeep.</li><li>
Support cost-control initiatives by repairing them rather than replacing them when possible and using supplies efficiently.</li><li>
Participate in property safety meetings and comply with all OSHA and safety-related regulations.</li><li>
Inspecting the vendor and contractor work for quality assurance as needed.</li><li>
Assist with periodic property inspections to identify apartment maintenance issues and report physical needs to management.</li><li>

QUALIFICATIONS</b></p><p>
Professional Experience</p><ul><li>
1+ year of apartment maintenance experience in multifamily property management; Section 8 housing experience a plus.</li><li>
Experience with property management systems preferred</li><li>
Familiarity with common diagnostic and repairs for standard apartment appliances, such as GE, Whirlpool washers and dryers, refrigerators, microwaves, HVAC, painting, drywall.</li><li>
Have own set of hand tools, power tools, and other basic tools required for maintaining the property.</li><li>
Open to a schedule that is Monday &ndash; Friday during low availability and may shift to Tuesday &ndash; Saturday during higher availability times.</li></ul><p></p><p><br>

<div><p>The <b>Maintenance Technician III &ndash; (Lead or Supervisor)</b> serves as a senior-level technician responsible for the technical oversight, system optimization, and complex maintenance of all mechanical, electrical, hydraulic, and control systems that power the wave generating machine. This position plays a key leadership role in diagnosing high-level issues, guiding junior staff, driving continuous improvement, and collaborating with engineering, OEMs, and operations to ensure the system is safe, reliable, and performing at peak efficiency. Additionally, the Maintenance Technician III position may be tasked to help with other maintenance needs that arise throughout the property. This could include but is not limited to diagnosing maintenance issues, leading and directing maintenance for those issues which may include HVAC repairs, cart/vehicle maintenance, pump and pipe maintenance and other mechanical needs.</p>
<p>
Responsibilities include, but not limited to:</p>
<ul>
<li>Lead system-level diagnostics, troubleshooting, and permanent corrective actions for the wave basin's mechanical, electrical, hydraulic, and control systems</li>
<li>Serve as the technical expert for wave-generation hardware/software, including PLCs, VFDs, sensors, actuators, and system control interfaces</li>
<li>Develop, revise, and implement preventive maintenance programs and standard operating procedures (SOPs)</li>
<li>Act as lead technician during system startup/shutdown, special events, or system upgrades</li>
<li>Interface with equipment manufacturers, engineers, and IT teams for system calibration, firmware updates, and system improvements</li>
<li>Mentor and support Maintenance Tech I and II team members through on-the-job training and guidance</li>
<li>Perform advanced testing and commissioning of wave basin components, including fault analysis and trend reporting</li>
<li>Maintain detailed records of maintenance activities, performance metrics, and repair logs in CMMS or similar platforms</li>
<li>Lead or support system retrofits, large-scale projects, and seasonal overhauls</li>
<li>Ensure all work complies with safety codes, OSHA regulations, and company policies</li>
<li>Participate in emergency response protocols and be available for after-hours on-call maintenance support</li>

<p>Experience and Qualifications:</p>
<ul>
<li><b>High School Diploma or GED</b> required; Associate's Degree or Technical School training preferred</li>
<li><b>5+ years of experience</b> in mechanical/electrical systems maintenance, preferably in amusement, aquatic, or industrial environments</li>
<li>Proven expertise in at least two technical disciplines: mechanical, electrical, hydraulic, controls, or water treatment systems</li>
