</p><b>Scope Includes, but is not limited to:</b><ul><li>
Assist in the completion of make ready units to Chamberlin standards and maintains adequate supply of make-ready units for the Community.</li><li>
Trouble-shoot, diagnose and correct minor air conditioning and/or heating failures, appliance repairs, plumbing problems, painting, minor carpentry, and drywall repairs.</li><li>
Address resident service and maintenance requests in a timely manner.</li><li>
Perform necessary repairs and preventative maintenance on vacant units as they become available.</li><li>
Perform daily pool care, assures pool is in proper chemical balance and area is free of safety concerns.</li><li>
Re-key locks, and cut keys</li><li>
Inspect the property for safety hazards that may pose a liability and corrects the hazard to inform the Manager of Facilities and Service of the hazard.</li><li>
Keep up the physical property by ensuring its free of weeds, rocks are raked, trash is removed, sidewalks are clear and periodically power washed, amenities or community areas are clean and in working order etc.</li><li>
Share on-call duty with service team members and is readily available to go the property if needed and in uniform.</li><li>
Assist in monitoring inventory of materials, parts and supplies.</li><li>
Maintain accurate records regarding preventive maintenance, service request, expenditures, apartment make-ready status, work in progress, etc.</li></ul><b>
Requirements:</b><ul><li>
General knowledge in the following areas: Plumbing, Electrical, Pool Maintenance, HVAC, Carpentry, Landscape Maintenance, Appliances, and OSHA-related standards</li><li>
Knowledge of building systems</li><li>
Service orientation.</li><li>
Basic computer skills.</li><li>
Experience as apartment turn technician, make ready technician, or work order technician is highly desirable</li><li>
HVAC and CPO certification preferred</li><li>

The Lead Maintenance Technician oversees the daily maintenance operations and team performance within an apartment community, ensuring common areas, units, and grounds are safe, functional, and visually appealing. This position leads turnkey unit makereadies, preventive maintenance, repairs, and thirdparty vendor coordination.</p><p><b>
Key Responsibilities</b></p>
Supervise, schedule, and inspect maintenance staff work, both inhouse and contracted.<br>

Qualifications</b></p>
High school diploma or equivalent; vocational/trade education or technical certifications is a plus.<br>

Minimum 2-5 years of residential/multifamily maintenance experience; at least 2-3 years of experience in a lead or supervisory role is preferred.<br>

HVAC certification (CFC/EPA universal), EPA certification required; CPO or other trade credentials is preferred.<br>

Strong knowledge of mechanical, electrical, plumbing, carpentry, HVAC, appliance repair, pool/spa, and general facility maintenance.<br>

Proven leadership, organizational, and communication skills; customerfocused, safetyconscious and detailoriented.<br>
