Essential Functions/Responsibilities Sales and Marketing <ul><li>Warmly greet prospective residents and create a personal connection while determining needs and preferences</li><li>Professionally present the community and homes along with specific features and benefits</li><li>Correctly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely manner</li><li>Manage and convert prospect leads into leases to achieve leasing goals. Follow up with all leads and prospects that did not lease</li><li>Call or visit competitive properties to update market survey on a monthly basis. Position Summary

<ul><li>Leasing
<ul><li>Generates lease paperwork and other legal documents in line with local and federal laws and regulations.</li>
<li>Strong focus on sales, closing ratios, and ensuring leasing team is meeting expectations.</li>
<li>Trains and mentors leasing team on lease generation/execution, phone and email etiquette, and more.</li>
<li>Greets prospective residents, shows the community, and performs leasing duties.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
<li>Responsible for maintaining awareness of and ensuring cleanliness of tour path, vacant units, and model units, in partnership with the maintenance team.</li>

<li>Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff.</li>

<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Maintains awareness of local market conditions and trends, and contributes ideas for marketing the community and improving resident satisfaction.</li>

<ul><li>Answers and responds to phone calls and email communications in a timely manner.</li>
<li>Updates required reports concerning move-out notices, activity, etc. on a daily basis.</li>
<li>Organizes and files all applicable reports, leases, and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>

<ul><li>Performs any additional duties assigned by the Leasing Manager, Assistant Manager, Community Manager or Regional Manager</li>
</ul></li></ul>Desired Qualifications:
<ul><li>1+ year working in customer service</li>
<li>1+ year prior sales or leasing experience</li>
<li>Basic computer skills with the ability to learn/navigate software systems</li>
<li>Prior experience in property management or similar industry is a plus</li>
<li>NALP Certification, or other NAAEI credential, is a plus</li>
<li>Yardi/CRM and OnSite experience is a plus</li>
