The Floating Leasing Consultant will assist Community Managers with leasing and occupancy at all properties in the Sacramento area. In addition, this role will also assist with marketing efforts to improve the overall customer experience and property performance regarding sales and leasing.

<b>Assist Community Manager with the following:</b><br>
Entering and closing work orders

First point of contact for all prospects and residents

Check vacant units to ensure readiness for tours

Upkeep in the model unit as well as the pathway to the model unit

<b>Resident Management:</b><br>
Constantly try to achieve 95% or higher collected occupancy rate.
<br><br>
Strive to renew 100% of all Resident leases at or close to market and 30 days prior to expiration. Use the budgeted rent schedule or approved prices from Management Company.
<br><br>
Perform duty of showing, accepting application and completing the lease process for current and future available units.
<br><br>
Ensure all applications are completed accurately and processed according to the guidelines in the section Applications/Leases/Move-ins.
<br><br>
Submit all lease and applications to Property Manager immediately upon completion with appropriate deposit dollars.
<br><br>
Ensure all leases are signed and money paid prior to issuance of property keys and access codes.
<br><br>
Complete resident move-in and move-out checklists with residents.
<br><br>
Deliver completed lease to Management Company within 24 hours of resident move-in.
<br><br>
Complete the vacate settlement statement and return it and all lease copies to the office within one week.
<br><br>
Complete weekly activity summary and time log and submit as required each week to the Management Company office.
<br><br>
Maintain confidentiality on all matters pertaining to the property, ownership and residents.
<br><br>
Conduct all business in accordance with the company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state and local laws pertaining to multi-family housing.
<br><br>
Ensure clean move-ins, complete unit inspections and place move-in gifts as appropriate.
<br><br>
<b>Marketing responsibilities:</b><br>
Study the surrounding market, noting trends and opportunities with respect to such items as utilities, parking, value-added services and community needs.
<br><br>
Complete property surveys of neighboring properties focusing on amenities, rents, concessions, and property curb appeal.
<br><br>
Conduct Open Houses and participate in other special events as requested by Corporate Managers.
<br><br>
Distribute all resident communication when asked (newsletters, notices, etc).
<br><br>
Design and recommend to Management Company resident retention and incentive programs. Implement these programs after approval.
<br><br>
Post vacant apartments on Craigslist and other suitable and approved marketing venues as defined by Management Company.
<br><br>
Assist with coordinating resident appreciation events.

The role focuses on evaluating credit risk, structuring sound lending solutions, and supporting responsible business loan growth while ensuring compliance with Credit Union policy, regulatory standards, and risk management practices. The Analyst works closely with Business Member Portfolio Representatives, Business Lending leadership, and business members to underwrite and approve business loans, conduct annual portfolio reviews, and produce portfolio reporting and analytics that support informed credit decisions.</div><p></p><p><b><br>
Primary Responsibilities:</b></p><div><div><div><ul><li>
Conducting annual financial reviews and risk grading for an assigned portfolio of business lending relationships by analyzing business and personal financial statements, calculating key financial ratios, updating credit conclusions in the loan origination system, and monitoring ongoing credit performance to ensure portfolio health and compliance with Credit Union loan policy and regulatory standards.</li><li>
Underwriting new business loan requests, including Small Business and Commercial Real Estate (CRE) loans, and structuring, negotiating, and packaging credit requests through approval and closing while ensuring alignment with prudent risk management practices and member needs.</li><li>
Approving or declining business credit card and small business loan requests within designated lending authority in accordance with Credit Union policies and procedures while ensuring consistent application of underwriting standards and documentation requirements.</li><li>
Preparing recurring and ad hoc portfolio reports and analyses by leveraging data analytics, including AI-enabled tools where appropriate, to identify trends, concentrations, and emerging risks and support effective portfolio monitoring and credit decisioning.</li><li>
Maintaining a thorough understanding of Business Lending policies, procedures, and applicable laws and regulations while assisting in the development, maintenance, and enhancement of lending procedures and recommending policy or process improvements as appropriate.</li><li>
Participating in special projects and cross-functional initiatives that support Business Lending and Credit Union strategic objectives by providing subject matter expertise and ensuring clear communication of outcomes.</li></ul></div></div></div></div><p></p><p><b><br>
Basic Qualifications:</b></p><div><div><ul><li>
Education: Bachelor&rsquo;s degree in Finance, Accounting, Economics or Business preferred; or equivalent professional experience.</li><li>
Minimum 5 years of experience in commercial/business lending or commercial real estate.</li><li>
All candidates must be bondable and maintain bondable status throughout employment in accordance with credit union regulatory requirements.</li></ul></div></div><p></p><p><b><br>
