Conduct regular property inspections and take appropriate action to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.</li><li>

ESSENTIAL DUTIES:

5. Manage property personnel.<ul><li>
Create, mentor, and manage a cohesive property management team in accordance with policies.</li><li>
Coordinate orientation and ongoing training programs for property staff.</li><li>
Complete performance reviews for staff and make recommendations for salary increases and/or advancement.</li><li>
Manage time off for property management team and submit payroll for processing.</li><li>
Ensure staff receives new hire safety orientation as well as annual safety training.</li><li>
Coordinate with the maintenance supervisor and attend monthly safety meetings and training for property staff; monitor the use of proper safety precautions on the property.</li><li>

4. Manage and monitor rental collection.<ul><li>
Ensure rent and other charges are collected timely and posted daily.</li><li>
Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings.</li><li>
Ensure compliance with community policies and lease agreements. Respond to violations and communicate with the residents.</li><li>
Assess move-out condition of apartments and have a final account statement sent with the final disposition.</li><li>
Immediately inform and refer any liability claims, legal complaints, or other violations to the Regional Manager and/or corporate office.</li></ul>
5. Manage property personnel.<ul><li>
Create, mentor, and manage a cohesive property management team in accordance with policies.</li><li>
Coordinate orientation and ongoing training programs for property staff.</li><li>
Complete performance reviews for staff and make recommendations for salary increases and/or advancement.</li><li>
Manage time off for property management team and submit payroll for processing.</li><li>
Ensure staff receives new hire safety orientation as well as annual safety training.</li><li>
Coordinate with the maintenance supervisor and attend monthly safety meetings and training for property staff; monitor the use of proper safety precautions on the property.</li><li>
Follow company procedures and report any workers&rsquo; compensation issues and/or employee incidents immediately to the workers&rsquo; compensation carrier, to management, and to human resources.</li></ul>
6. Manage, create and monitor marketing activities.<ul><li>
Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.</li><li>
Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.</li><li>
Supervise the leasing team to ensure property is rented to the fullest capacity.</li></ul>
7. Perform other duties as assigned or requested to support property operations.
Requirements:

Job Summary:

Under the direct supervision of the Regional Manager, the Community Manager is responsible for ensuring excellent customer service in the daily management of the multi-family community including, but not limited to coordinating all aspects of apartment community operations, maximizing cash flow while preserving assets, achieving budgeted NOI, ensuring LIHTC and or HUD compliance, providing a quality living environment for residents, and establishing a positive working environment for community team members. The Community Manager&rsquo;s duties vary depending on the size of the community and the number of staff to which responsibilities might be delegated.

Requirements

Essential Functions

The primary functions for this position are:
<ul>
<li>Oversee all financial performance of the property and work towards achieving budgeted NOI.</li>
<li>Ensure all OneSite data is correct by monitoring input and report functions, accuracy and timely preparation of leasing activities, A/R cash receipts, A/P Invoices, statements of disposition, monthly closing procedures, and late fees.</li>
<li>Recommend and oversee all capital improvements, deferred maintenance, and upgrade programs.</li>
<li>Serve as property representative in court proceedings under direction of legal counsel, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing, and unlawful detainer/eviction actions.</li>
<li>Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, show apartments, ensuring all move-in paperwork is accurately prepared.</li>
<li>Maintain on-going, in-depth knowledge of associated market, market rents and demographics to give a competitive edge.</li>
<li>Monitor compliance with Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards.</li>

Roles &amp; Responsibilities:

Financial
<ul>
<li>Maximize cash flow at the property by maximizing revenue, minimizing delinquencies, ensuring timely rent collection, monitoring banking activities and daily deposits, and contacting residents to collect overdue rent.</li>
<li>Develop cost-saving strategies to reduce budgeted expenses.</li>
<li>Create annual operating budget and business plan with accounting team and Regional Manager.</li>
<li>Prepare variance report monthly.</li>
<li>Review and analyze income, expenses, traffic, lease expirations, market rents, delinquency, financial statements, and make recommendations as needed.</li>
<li>Review and analyze all bid summaries for the purchase of goods and services, monitor the vendors&rsquo; work, and guarantee accurate invoicing.</li>
<li>Ensure that all contracted services and materials are accounted for and that the work has been performed properly and satisfactorily prior to the release of payment.</li>
<li>Process delinquent residents according to policy, collect late fees, and file evictions on units at the appropriate deadline.</li>
</ul>
Marketing
<ul>
<li>Monitor direction of rental activity and all on-site sales, marketing outreach, and advertising plans.</li>
<li>Evaluate and make recommendations for rental pricing.</li>
<li>Monitor daily move-in/move-out property status reports and manage the monthly renewal process.</li>
<li>Verify weekly traffic sources, following up on prospect status and closing ratio numbers and implement programs and team development plans to improve results.</li>

Customer Service
<ul>
<li>Complete a daily inspection of the property and market-ready units.</li>
<li>Monitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are met.</li>
<li>Supervise safety and risk management functions, including coordinating monthly safety meetings.</li>
<li>Review resident retention programs, to continue to meet resident needs and improve retention.</li>
<li>Provide excellent customer service and display a courteous and professional attitude toward all customers.</li>
<li>Maintain availability or coverage for emergencies, on-call duties, resident functions, and weekends.</li>

Personnel Development
<ul>
<li>Train, coach, and mentor team members, working with the training department as well as providing on-going feedback.</li>
