About Your Role:
The Maintenance Lead is the expert on all physical and mechanical aspects of the property. The Maintenance Lead also provides guidance and direction to the maintenance staff, joining in to perform any tasks necessary to maintain the physical aspects of the property.
Essential Duties and Major Responsibilities:
Maintenance Operations Management:<ul><li>
Manages maintenance team members to ensure all work orders, unit turns, and additional projects are completed quickly and efficiently.</li><li>
Collaborates with the Community Manager to keep the &ldquo;Make Ready Board&rdquo; always up to date in the property management software.</li><li>
Ensures all maintenance staff utilize the property management software and mobile maintenance app for work orders.</li><li>
Proactively maintains cleanliness and order in maintenance areas including the shop, garages, mechanical rooms, and storage areas.</li><li>
Manages expenses, negotiates prices for parts, vendor services, and seeks cost-effective solutions with the Community Manager.</li><li>
Maintains and ensures functionality, safety, and cleanliness of all vehicles and equipment.</li><li>
Oversees day-to-day tasks, periodically inspects other maintenance team members' work, and offers corrective guidance as needed.</li><li>
Provides technical support to maintenance staff.</li><li>
Shares responsibility for after-hours emergency service and responds to calls when necessary.</li><li>
Coordinates with vendors to confirm all work is completed according to standards and that the vendors follow community guidelines.</li><li>
Supervises the maintenance of pools and hot tubs (if applicable), making sure they are clean and comply with health/safety requirements.</li><li>
Ensures adherence to preventative maintenance schedules and completion of tasks.</li></ul>
Customer Service and Inventory Management:<ul><li>
Responsible for managing the maintenance staff to maintain community appearance and provide high-quality customer service.</li><li>
Maintains and stocks parts and supplies inventory, coordinating with the Community Manager to manage stock levels within budget.</li><li>
Assists with miscellaneous duties as needed.</li></ul>
Education:<ul><li>
High school diploma or equivalent is required.</li><li>
A post-secondary trade certification in electrical, plumbing, HVAC, or other building trades certification is preferred.</li></ul>
Type of Experience Needed to be Successful:<ul><li>
2+ years of prior maintenance experience is required.</li><li>
2+ years of prior management experience is required.</li><li>
Previous budgeting experience is preferred.</li></ul>
Specialized Skills:<ul><li>

Physical Demands and Work Environment:<ul><li>
The work environment is the typical maintenance or construction environment. The employee must complete their work satisfactorily in an indoor/outdoor environment where there are significant distractions including various weather conditions, outdoor machinery, vendor interaction, loud noises, interruptions to answer questions from others, and HVAC &amp; electrical building equipment.</li><li>
