Job Summary:
Under supervision of the Maintenance Supervisor, the Porter is responsible for maintaining the community grounds of the assigned property in an attractive condition. The Porter will be aware of and operate within OSHA (Occupational Safety &amp; Health Act) Standards and company safety policies at all times.
Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.
Essential Job Duties and Responsibilities:

Water any and all potted plants in community common areas daily. Water any additional newly planted foliage as directed by the community manager.</li><li>
Porter may be required to water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns, trim shrubs, plants and small trees, tend to flowers and pull weeds, and spray insecticides, maintain watering and drainage systems, turn soil and reseed lawn</li><li>
May be required to paint exterior of buildings, pick up litter/trash on grounds daily, clean and maintain exterior light fixtures and replace light bulbs, install and maintain fences and gates, care for the pools, assist in inventory control and upkeep of grounds equipment and supplies, assist with any emergency maintenance situations as they arise as well as assist with any after hour emergency situations such as fire watch</li><li>
Responsible for performing scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manuals</li><li>
Maintain all lawn and cleaning equipment according to manufacturer and company procedure guidelines</li><li>
Responsible for routine pressure wash/blowing of walks and breezeways and assist with keeping pool area clean, chairs straight, and trash receptacles empty</li><li>
Participate in a standby emergency schedule for evening, weekend and holiday coverage</li><li>
Frequent no less than one time per day verbal and written communication with supervisor</li><li>
Report unusual or extraordinary circumstances regarding the property, co-workers, or residents</li><li>
Maintain the required property uniform and ensuring a professional appearance and attitude at all times</li><li>
Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times</li><li>
Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows, etc.</li><li>

WHAT YOU'LL DO
Each evening you'll walk your assigned apartment community and collect bagged trash, recycling, and cardboard from residents' doors, then transport everything to the onsite dumpster, chute, or compactor. You'll separate recycling, check for contamination, and clean up any loose trash around common areas. Check-in and check-out happens through a mobile app - you'll document your route, upload photos, and leave courtesy notices when needed. On occasion you may assist with pet waste station servicing.
SCHEDULE
Monday through Friday evenings only. Typical start time is 6:30 or 7:00 PM with shifts lasting 1&ndash;2 hours. Shift length may vary slightly based on resident participation, property size, or seasonal factors. No weekends required.
PAY
$20/hour at standard sites. $25/hour at sites that require use of a personal open-bed pickup truck.
PHYSICAL REQUIREMENTS
This role involves extensive walking throughout apartment communities, ascending and descending stairs at some properties, lifting and carrying up to 50 lbs, and working outdoors in varying weather conditions.
WHAT YOU NEED
You must be 18 or older with a valid Utah driver's license and auto insurance. A smartphone with an active data plan and location services is required, as is the ability to speak, read, and write in English. You should be reliable, professional, and self-motivated. A personal open-bed pickup truck is required at select sites - pay increases to $25/hr at those locations.
No experience? No problem. We train everyone. If you show up and do the work, you'll succeed here.
