Job descriptionGENERAL The Maintenance Supervisor reports directly to the Community Manager and is required to maintain and display a professional attitude at all times. It is the responsibility of the Maintenance Supervisor to review and understand the Employee Health and Safety Manual, the Risk Management Policy and Procedure Manual, and all Policy and Procedure Manuals as they directly relate to the position of Maintenance Supervisor. The primary responsibility of the Maintenance Supervisor is to assist the Community Manager predominantly concerning the maintenance of the property following all Policies and Procedures. In addition, assists in the supervision of the Maintenance Staff while maintaining a professional relationship with vendors. Each Maintenance Supervisor is required to be accessible 24-hours a day for communications. The only exception is approved vacation. The responsibilities listed below are not all-inclusive, but are indicative of the responsibilities normally performed by the Maintenance Supervisor. SPECIFIC DUTIES 1. Personnel a. Assist Community Manager with work schedule for self and Maintenance Staff. b. Ensure maintenance staff compliance with Policies and Procedures. c. Train and act as Supplementary Supervisor of other Maintenance Staff and provide role model for Maintenance Staff by following all Policies and Procedures. d. Request prior approval from Community Manager before overtime work is permitted, excluding any time that the maintenance staff is considered &ldquo;on-call&rdquo; for the property and &ldquo;after hour&rdquo; emergency maintenance repairs/service become necessary. (Approval is required the first day after hours worked.) 2. Maintenance of Physical Asset a. Daily meetings with Community Manager to report status of scheduled/completed work. b. Prioritize and complete service requests within 24 hours. Follow-up until completed. c. On-Call duty as requested by Community Manager. d. Make regular inspections of the property and notify the Community Manager of any problems and make recommendations. e. Ensure preventive and quarterly maintenance is completed and reports maintained per Policies and Procedures. Confirm all amenities are maintained and in safe and working condition and documented on weekly preventative maintenance schedule. g. Supervise contracted maintenance workers. Make recommendations for contract service. h. MAINTENANCE SUPERVISOR

SUMMARY
 The Maintenance Supervisor ensures all maintenance service requests and repairs are made correctly and in a timely manner, inspects grounds, buildings and other community features as required to minimize liability concerns and manages the turn-key operations. This role is responsible for direct supervision of the maintenance team, working with vendors in scheduling work, and managing the supply order process.

Position Summary: As a Maintenance Supervisor, you are responsible for taking ownership of all aspects of maintenance, grounds, housekeeping, and curb appeal alongside the maintenance team of your community. A successful Maintenance Supervisor is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors. Fogelman is hiring an experienced, hands on Maintenance Supervisor to lead maintenance operations at Manchester at Mansell located in Roswell, GA. This property is scheduled to transition in early-April.
 We’re looking for a skilled professional with 3+ years of Maintenance Supervisory experience in the multifamily industry. The ideal candidate is a true working supervisor—comfortable leading a team while also rolling up their sleeves to support daily maintenance needs. Strong proficiency in HVAC, plumbing, electrical, and appliance repair is essential. Candidates must hold both HVAC and CPO certifications and demonstrate strength in vendor relations, turn management, and overall maintenance operations. Experience with Yardi and HappyCo is a plus. A valid driver’s license is required.

SUMMARY
 The Maintenance Supervisor ensures all maintenance service requests and repairs are made correctly and in a timely manner, inspects grounds, buildings and other community features as required to minimize liability concerns and manages the turn-key operations. This role is responsible for direct supervision of the maintenance team, working with vendors in scheduling work, and managing the supply order process.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES

<li>Responsible for completing and assigning work to the service team which includes service requests and make-readies.</li>
<li>Orders necessary equipment and supplies in accordance to budget.</li>
<li>Responsible for inspecting make-readies prior to move in.</li>
<li>Maintain the property logs such as refrigerant, pool chemical, and mold logs.</li>
<li>Analyzes and resolves escalated maintenance issues.</li>
<li>Coordinates and schedules outside vendors, as needed.</li>
<li>May participate in "on call" rotation and respond to emergency calls as needed.</li>
<li>Weekend work may be required.</li>
<li>Adhere to all company policies including but not limited to safety and Fair Housing.</li>
<li>Carries out supervisory responsibilities in accordance with Company policies and applicable laws.</li>
<li>Responsible for interviewing.</li>
<li>Responsible for planning, assigning, and directing work.</li>

QUALIFICATIONS AND SKILLS
 <ul>
<li>Three years of relevant supervisory experience in property management preferred.</li>
<li>Five years of maintenance experience preferred.</li>
<li>HVAC Certification required (Type 1 & 2 or Universal).</li>
<li>Certified Pool Operator (CPO) may be required.</li>
<li>Proficient in the following areas: plumbing, HVAC, electrical and appliance repair.</li>
<li>Proficient in use of computers and online applications.</li>
<li>Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.</li>
<li>Working knowledge of Microsoft Office preferred.</li>
<li>Depending on the property, a valid driver's license and automobile insurance may be required.</li>
