 SUMMARY DESCRIPTION: The responsibilities of a Mortgage Loan Originator are to self-generate, negotiate, and coordinate the origination and closing of mortgage loans in compliance with Arbor Bank&rsquo;s lending policies and procedures. Mortgage Loan Originators proactively develop relationships that bring in new residential mortgage business. You will interact with customers, business partners, and public in a manner that will enhance the overall marketing effort of our company.

MAJOR RESPONSIBILITIES/JOB DUTIES:
<ul>
<li>Establishes, develops, and maintains client referral relationships with Realtors, Builders, Developers, clients, and other self-generated purchase-focused referral sources to develop new business and/or retain existing business.
</li><li>Responsible for the overall customer interaction and interface with all parties involved on each individual loan that is originated from application to closing, including but not limited to counseling and pre-qualifying potential home buyers.
</li><li>Maintains a professional image and standards consistent with company policies and procedures.
</li><li>Stays current on all trends, changes, and developments in the local real estate market.
</li><li>Stays current on all guidelines and regulations in the mortgage industry.</li>
<li>Collects and analyzes information regarding the customer&rsquo;s income, assets, investments, or debts.</li>
<li>Cultivates and maintains a comprehensive working knowledge of current mortgage products offered by Arbor Bank and works with customers to determine which financial products best meet their needs and financial circumstances.</li>
<li>Advises the customer regarding the advantages and disadvantages of different loan products.</li>
<li>Negotiates terms and conditions of loans with customers and obtains all necessary support documents along with the appropriate fees and rate lock information.</li>
<li>Regular attendance at work is an essential function of the job.

REQUIREMENTS (education &amp; experience required):

<li>Currently producing Mortgage Loan Originator with stable work history</li>
<li>Must have an established referral database for sourcing your own leads.</li>
<li>Excellent verbal and written communication skills</li>
<li>Knowledge of bank compliance regulations</li>
<li>Highly self-motivated and organized</li>
<li>High school diploma or equivalent.</li>
<li>Interacts with internal employees, and external customers, as well as realtors, sales agents, builders, financial planners, etc.</li>
<li>Demonstrated judgment and decision-making ability.</li>
<li>Proven ability to continue to expand knowledge of issues influencing the industry and the organization.</li>

DEPARTMENT: Mortgage Lending
POSITION FUNCTION
This position requires a self-driven, ambitious individual who possesses a current book of business and has the proven capability to form and maintain professional relationships within the community. A key responsibility is soliciting new business and expanding the business of current members by selling the Credit Unions mortgage financing capability. 90% of the work week will consist of being on the road, developing relationships with attorneys, brokers, developers, and realtors to generate new mortgage business.
ESSENTIAL FUNCTIONS:<ul><li>
Interviews and counsels members regarding residential and investment mortgage applications to help determine their eligibility.</li><li>
Inform members of various mortgage products as well as cross-selling other products offered by the credit union.</li><li>
Keeps informed of the current trends and developments in the local real estate market as well as changing rules and regulations; communicates these changes to all appropriate team members in a timely fashion.</li><li>
Establishing and maintaining a customer and referral basis by making calls and scheduling visits to potential realtors, investors, builders, and attorneys as assigned; and maintains detailed records for the same.</li><li>
Attend community, realtor and industry events and organizational meetings to establish relationships with local businesses and individuals. Seek business opportunities for the Credit Union as they arise.</li><li>
Performs preliminary underwriting of loans to determine DTI, credit and Loan-to Value rations in accordance with the FRMCU and the secondary market guidelines.</li><li>
Ensures accuracy and completion of loan applications. Generate applications and necessary forms needed for the processor to proceed with processing the application. Provide all documentation to the mortgage processor in a timely manner so that the loan may close.</li><li>
Maintains effective communication with all FRMCU employees to ensure coordination and exchange of information to achieve goals and provide a positive member experience.</li><li>
Ensure all documents collected up front are accurate and adhere to policy, checking for conformity to regulations (federal, state and credit union).</li><li>
Responsible for production goals set forth by management.

The Mortgage Loan Originator (MLO) proactively solicits new residential mortgage loans as well as the refinancing of existing residential mortgages. Essential Functions:<ul><li>
Develops referral contacts (realtors, builders, professional and personal contacts).</li><li>
