3. Establish schedules and assign staff for office work as well as routine and emergency work. Approve and schedule paid and unpaid time off requests from staff.</div><div>
4. Train staff in safe operating procedures, and accurately report all accidents and emergency situations to appropriate personnel.</div><div>
5. Creates, designs and executes marketing campaigns for leasing of rental units, including promotion, tours of property and rental units. Prepares, processes, modifies and signs lease agreements and related forms. Manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
CLASSIFICATION: Full-Time, Hourly/Non-Exempt
SHIFT: Monday - Friday 9 am-5 pm
COMPENSATION: $20-$24 per hour (eligible for monthly commissions and quarterly bonuses)
ESSENTIAL DUTIES:
1. Manage day-to-day operations.<ul><li>
Inspect property on a regular basis and verify condition of vacant units.</li><li>
Manage daily property requirements and maintain long-range capital improvements planning.</li><li>
Ensure all monies received are deposited and recorded on a daily basis and confirm proper bookkeeping procedures are followed.</li><li>
Compile weekly/monthly property status reports.</li><li>
Promptly respond to resident concerns, comments, and/or complaints.</li><li>
Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident.</li><li>
Operate the office in a professional, clean, uncluttered, and well-staffed manner.</li><li>
Inspect make-ready apartments prior to move in.</li><li>
Maintain and/or create a resident renewal program to encourage resident retention.</li><li>
Create a sense of community at the property while maintaining the policy of non-fraternization.</li></ul>
2. Manage property maintenance with the assistance of the maintenance team.<ul><li>
Manage requests for repairs and maintenance and evaluate timely completion of work orders.</li><li>
Maintain compliance with required permits for operating the property, such as, pool, elevator, etc.</li><li>
Monitor electric, water, and gas usage on the property.</li></ul>
3. Maintain and manage all financial responsibilities.<ul><li>
Approve and submit invoices for payment in a timely manner.</li><li>
Maintain accurate records of property transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)</li><li>
Complete variance reports and other weekly reports.</li></ul>
4. Manage and monitor rental collection.<ul><li>
Ensure rent and other charges are collected timely and posted daily.</li><li>
Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings.</li><li>
Ensure compliance with community policies and lease agreements. Respond to violations and communicate with the residents.</li><li>
Assess move-out condition of apartments and have a final account statement sent with the final disposition.</li><li>
Immediately inform and refer any liability claims, legal complaints, or other violations to the Regional Manager and/or corporate office.</li></ul>
5. Manage property personnel.<ul><li>
Create, mentor, and manage a cohesive property management team in accordance with policies.</li><li>
Coordinate orientation and ongoing training programs for property staff.</li><li>
Complete performance reviews for staff and make recommendations for salary increases and/or advancement.</li><li>
Manage time off for property management team and submit payroll for processing.</li><li>
Ensure staff receives new hire safety orientation as well as annual safety training.</li><li>
Coordinate with the maintenance supervisor and attend monthly safety meetings and training for property staff; monitor the use of proper safety precautions on the property.</li><li>
Follow company procedures and report any workers&rsquo; compensation issues and/or employee incidents immediately to the workers&rsquo; compensation carrier, to management, and to human resources.</li></ul>
6. Manage, create and monitor marketing activities.<ul><li>
Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.</li><li>
Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.</li><li>
Supervise the leasing team to ensure property is rented to the fullest capacity.</li></ul>
7. Perform other duties as assigned or requested to support property operations.
Requirements:

Required<ul><li>
High school diploma or GED.</li><li>
Must have a minimum of one to two years&rsquo; experience as a multi-family LIHTC property manager.</li><li>
Working knowledge of OneSite or other property management software.</li><li>
Must have reliable transportation, maintain auto insurance, and have a valid driver&rsquo;s license.</li><li>
Proven ability to market properties.</li><li>
Strong communication and customer service skills.</li><li>
Must have LIHTC experience.</li></ul>
Preferred<ul><li>
CAM, ARM, or CCRM certification.</li><li>
Bilingual or multilingual skills are highly preferred.</li></ul>
