Operating Engineer - JLL
What this job involves:
The Operating Engineer&rsquo;s technical responsibilities include the operations &amp; maintenance and repair of building systems and equipment. Duties include all aspects of routine and emergency plant operations. This includes main switchgears, emergency generator operations, complicated emergency switching procedures, high pressure boiler systems, and Reverse Osmosis and Deionizer water systems.
Manage the daily work schedules and routines of subordinate mechanics, reviewing completed work orders for detail and accuracy as well as setting up a quality assurance and inspection program. This person will be an integral member of the team to manage the daily, routine and emergency operation of the facility on a 24/7 basis to ensure 100% uptime of all systems.
What your day-to-day will look like:<ul><li>
Inspects and analyzes equipment and diagnoses trouble or malfunctions and makes necessary adjustments to minimize service interruptions and equipment downtime</li><li>
Provides input to the planning of equipment system maintenance to minimize service interruptions and equipment downtime through reliability centered maintenance practices</li><li>
Executing a wide variety of maintenance and repair work in relation to the installation, maintenance, and repairs of boilers, chillers, HVAC equipment, and building equipment and infrastructure in general.</li></ul><ul><li>
May oversee the execution of daily operations and maintenance activities performed by JLL and/or contract personnel. Provide guidance and mentoring, as needed, to ensure personnel perform the tasks required in a complete and accurate manner and delivered with outstanding customer service.</li><li>
Performs a wide variety of complex operating procedures to ensure the proper operation of the high-pressure steam boilers, lab utilities, emergency generator operation, the propane vaporizer and others.</li><li>
Conducts scheduled tours of the boiler plant, chiller plant and lab utility equipment to include cooling towers, emergency generator rooms; main switchgear rooms, air handling machine rooms as well as steam stations and condensate return systems.</li><li>
Completes tours and watches according to predetermined schedules and reports status.</li><li>
During after hour&rsquo;s shifts, responds to all emergencies and takes appropriate action to identify problems and take corrective actions without compromising watch duties. Calls on duty mechanics for assistance and or utilizes emergency call list when necessary.</li><li>
Will work with shift maintenance mechanics performing minor PM and repairs to central plant HVAC systems.</li><li>
Will maintain all engineering/electrical spaces in a clean and neat manner at all times.</li><li>
Will be responsible for maintaining water treatment programs.</li><li>
Review executed work orders, logs, forms, and related documentation on a daily basis to help ensure they are complete, current, and reflect the tasks as performed, and are appropriated filed in the CMMS, or other required system.</li><li>
Ensure all safety, environmental, and site standards are strictly adhered to within the facility by both JLL and any JLL vendors performing work. Ensures compliance with OSHA regulations, all applicable building codes and JLL policies and procedures.</li><li>
Provides &ldquo;on-call&rdquo; support for afterhours issues that may arise within the facility</li></ul>
Required Qualifications:<ul><li>
High School Diploma or GED.</li><li>
2-3 years of experience as a building operating engineer working in a high-pressure steam plant with a minimum of 500 BHP and centrifugal chillers of 750 tons or greater.</li><li>
Working knowledge of building automation, system controls and fire alarm systems.</li><li>
Proficient computer skills and experience working with Direct Digital Control systems is desirable.</li><li>
Must have general knowledge of industry maintenance and repair practices.</li><li>
Ability to work independently and plan work without direct supervision.</li></ul>
Preferred Qualifications:<ul><li>
3rd Class District of Columbia Steam Operators license or equivalent.</li><li>
Hvac or Electrical License / Certifications.</li></ul>

Summary
The Operating Engineer S3 - Critical Environments will have a strong focus on operating, maintaining, troubleshooting and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.
Principal Duties and Responsibilities
Task will include but not be limited to:<ul><li>
Responsible for maintaining, monitoring, and performing preventive maintenance and continuous operation of all data center systems to maintain 100% Up-time including: fire/life safety, mechanical systems such as (HVAC, chillers, crac, crah, plumbing, controls), electrical including emergency backup systems such as (lighting, UPS, ATS, STS, PDU, generators, primary switchgear, power distribution, transformers), and hot water systems. Monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and water heaters; pumps, valves, piping, and filters; other mechanical and electrical equipment. Must record readings and make and adjust where necessary to ensure proper operation of equipment. Monitor building management systems and respond to alarms and alerts promptly.</li><li>
Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required</li><li>
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workplace.</li><li>
Learn and understand the data center site in-order to manage incidents and events that put the critical systems at risk.</li><li>
Work order management, including CMMS, Vendor Management, and Customer Facing Tickets.</li><li>
Understanding and complying with emergency escalation procedures.</li><li>

The Mission
We are looking for a Systems Investigator/ Systems Administrator to serve as the last line of defense for our diverse application ecosystem. Our environment is a true &quot;tech mosaic&quot;&mdash;ranging from modern deployments to critical legacy systems. You will be a primary owner of these application environments, ensuring they stay performant and stable even after the original developers have moved on.
This is not a &quot;button-pusher&quot; role. You will be expected to dive deep into the OS, the middleware, and the application logs to find root causes in an environment where documentation is often a &quot;work in progress.&quot;
You will work in tandem with our Senior Systems Engineer and in close partnership with the respective Development teams for each application. 
Key Responsibilities<ul><li>
Cross-Platform Troubleshooting: Provide deep-tier support for applications running on both Windows Server (2016&ndash;2022) and Linux (RHEL/Ubuntu/CentOS).</li><li>
Middleware Mastery: Maintain and tune the &quot;connective tissue&quot; of our apps, including IIS, Apache, and Tomcat.</li><li>
Application Forensics: Diagnose failures within Java (JRE/JDK) and ASP.NET environments. You&rsquo;ll be the person who knows how to read a stack trace or use a thread dump to figure out why an app is hanging.</li><li>
The &quot;Archeology&quot; Factor: Reverse-engineer the dependencies of legacy applications. You will find the hard-coded paths, the expired certificates, and the specific library versions that keep the business running.</li><li>
OS and App Upgrades: Understand the application and OS dependencies so that upgrades can be performed (in-place or migration) while keeping applications responsive.</li><li>
Service Recovery &amp; Automation: Use PowerShell and Bash to automate health checks and create &quot;self-healing&quot; scripts for brittle services.</li><li>
Day-to-day support: Provide support for co-workers with day-to-day tasks, including Active Directory, disk space and storage usage, network connectivity and troubleshooting, Windows and Linux vulnerability management, application installs, server builds and decommissioning.</li></ul><div></div>

Platform Agnostic: You are comfortable at both a Windows Command Prompt and a Linux Terminal. You know how to check a system service as easily as a Windows Service.</li><li>
The &quot;Detective&quot; Instinct: You don't just &quot;try a reboot.&quot; You check the logs, verify permissions, and isolate the variable.</li><li>
Middleware Knowledge: You understand how a web server (Apache/IIS) hands off a request to an application server (Tomcat/ASP.NET).</li><li>
