Position Summary:</b></h3><p><br>
As the Custodian, you will be responsible for the housekeeping, appearance, and general upkeep of building common areas, exterior grounds, and support for apartment turnovers in our senior high-rise buildings. You will play a key role in creating an inviting environment for senior residents, ensuring that the property is maintained to a high standard in compliance with Section 8 program requirements and company policy.</p><h3 class="jobSectionHeader"><b><br>
Key Responsibilities of Our Custodians:</b></h3><ul><li>
Clean and maintain all common areas including lobbies, corridors, elevators, stairwells, laundry rooms, restrooms, and resident amenity spaces.</li><li>
Maintain exterior grounds: trash removal, sweeping sidewalks, snow/ice removal support (when applicable).</li><li>
Support janitorial duties during apartment turnovers: remove trash/abandoned items from vacated units, clean unit interiors, coordinate with maintenance and Property Manager.</li><li>
Empty/clean trash/recycling containers, ensure proper disposal in accordance with building rules and local regulations.</li><li>
Monitor condition of floors, carpets, walls, ceilings in common areas; report or arrange for appropriate maintenance/repair (stains, damage, chipped paint, broken fixtures).</li><li>
Clean and maintain windows, glass doors, entrance ways, light fixtures, ensure safe conditions (no slippery surfaces, trip hazards).
</li><li>Maintain inventory of custodial supplies and equipment; notify supervisor when supplies are low or equipment needs repair.</li><li>
Adhere to all company policies, safety procedures, Section 8 and HUD regulations for senior housing environments; interact respectfully and professionally with senior residents, vendors, and visitors.</li></ul>
Requirements:
<ul><li>Custodial experience in multi-unit residential buildings preferred.</li><li>
Ability to perform physically demanding tasks: standing, walking, bending, climbing stairs, lifting up to 30 lbs, working on feet for long periods, navigating high-rise building environment.</li><li>

   Dusts and polishes furniture
  </li>

   Washes windows, woodwork, paneling, toilets, wash basins, and other fixtures in buildings

   Restocks paper and liquid products in bathrooms, kitchens, and other designated areas
  </li>
  <li>
   Changes towels, toilet paper, and soap in washrooms or other designated work areas
  </li>
  <li>
   Sweeps and generally cleans sidewalks and other outside areas near buildings
  </li>
  <li>
   Removes trash and other obstructions from buildings, sidewalks, driveways, and parking areas
  </li>
  <li>
   Replaces burned-out light bulbs
  </li>
  <li>
   Assists in making minor repairs to buildings and equipment
  </li>

   Moves office furniture and equipment to new locations as needed
  </li>

   Operates motor vehicles to transport materials and personnel
  </li>

   Maintains a professional and safe unit and work area adhering to established safety policies and the image desired for the organization

   Skill in the operation of hand tools, buffers, vacuums, pressure cleaning duties and other mechanical equipment

   Ability to function efficiently without supervision
  </li>

   Sufficient agility to safely perform a variety of custodial tasks

  PHYSICAL SKILLS:

 Must be able to remain in a stationary position for 10% of the time. Frequently operates various types of janitorial equipment to include, but not limited to brooms, mops, and vacuums. Must be able to frequently position self to work under or around various items to perform custodial tasks. Constantly inspects and assesses equipment, buildings and materials to complete daily tasks. Frequently ascends/descends stairs, ladders and scaffolding. Frequently moves materials and office equipment weighing up to 40 lbs. Frequently communicates with the public, vendors, and co-workers. Must be able to exchange accurate information in these situations. Frequently works in outdoor weather conditions. May be required to work in inclement outdoor weather conditions for up to four (4) hours. Frequently operates motor vehicle for up to four (4) hours. Constantly inspects and assesses equipment, buildings and materials to complete daily tasks.

 A minimum of two (2) years of experience in commercial custodial work.

 Must possess and maintain valid Florida Driver&rsquo;s License.
