The position of the Maintenance Supervisor is one that will reiterate our corporate philosophy each time contact is made with a ZRS MANAGEMENT resident. The Maintenance Supervisor&rsquo;s primary focus is to assist in the retention of the ZRS MANAGEMENT resident through skilled, efficient, and professional service. The position of Maintenance Supervisor reports directly to the Property Manager.
The Maintenance Supervisor is responsible for the overall maintenance of the property, including but not limited to:<ul><li>
Prompt and efficient service calls in accordance with the service policy.</li><li>
On-call service as determined by Property Manager.</li><li>
Scheduling of all apartment turns and turn vacant units in three to five business days.</li><li>
Performing light electrical, plumbing, carpentry, and masonry repairs.</li><li>
Assist in the maintaining of all common areas including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.</li><li>
Maintaining of pool(s) and/or Jacuzzi(s).</li><li>
Maintaining maintenance shops in an efficient, safe, and organized manner.</li><li>
Train other maintenance employees.</li><li>
Assist the Property Manager in vendor selection.</li><li>
Accurate record keeping of key property information (i.e., water shut-offs, sewer clean-outs, house meters, water meters, irrigation meters.)</li><li>
Work with Property Manager to establish an ongoing Preventive Maintenance Program. And conduct weekly community light inspections.</li><li>
Inspect and approve the work of outside contractors.</li><li>
Ensure proper insurance requirements prior to hiring a contractor.</li><li>
Take a leadership role in maintaining and enhancing the aesthetic appeal of the proper-ty.</li><li>
Assist in the implementation and adherence of the maintenance budget.</li><li>
Help other ZRS MANAGEMENT properties as needed and requested by the Property Manager.</li><li>
Walk move outs with the Property Manager to determine the cost of repairs and the time needed for the apartment turn. Video tape all move outs with charges and/or damages to the unit.</li><li>
Daily review of the Detailed Outstanding Service Request Report with the Property Man-ager.</li><li>
Maintain all required logbooks.</li><li>
Ensure that all EPA requirements are being met.</li><li>
Comply with Fair Housing requirements and laws.</li><li>
Ordering all maintenance supplies.</li><li>
Implement the Area Assignment Program.</li></ul>
Qualifications:<ul><li>
Must have valid driver's license with an acceptable driving record &amp; proof of automobile insurance coverage.</li><li>
EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.</li></ul>

<ul><li>Service Requests may include, but not limited to: boiler repair and cleaning, range and hood fan repairs, refrigerator/freezer repairs, items that main the property, such as appliances, walls, fixtures, flooring, plumbing, heat calls, electrical (except where a licensed electrician is required), painting, spackling, drywall repair and/or installation and hole patching. Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.</li></ul>
<ul><li>Installation and removal of appliances (refrigerators, ranges, heat pumps, etc.) as needed and assigned.</li></ul>
<ul><li>Property responsibility may include, but not limited to: service requests such as gutter and downspout, exterior siding, alteration of new or existing systems, road sign installation and repair, road line painting, and pot hole patching.</li></ul>
<ul><li>Interior and/or exterior electrical repairs may include, but not limited to: troubleshooting wiring faults, switch and outlet replacement, bulb and fixture replacements, and light and power equipment on the job.</li></ul>
<ul><li>Plumbing repairs may include, but not limited to: repair and cleaning of sewer drain lines, clearing blockages in any drain lines, repair and replacement of any kitchen sink, bath lavatory, bathtub, or toilet, and detection and prompt reporting of gas leaks, as required. (except where a licensed plumber is required) Cutting of any water, drain, sewer, gas, or propane line is strictly prohibited.</li></ul>
<ul><li>Snow removal, shoveling, spreading ice melt and other related duties may require on call assignments, as well as overtime.</li></ul>
<ul><li>Shop responsibilities may include, but not limited to: keeping maintenance shop in a safe, neat and orderly condition; eliminate potential fire hazards as the need arises, maintaining records as to part quantities and keep note of parts&rsquo; availabilities due to discontinuation, shortages, or strikes; maintaining records on prices from company-approved vendors as to obtain the best competitive prices on commonly replaced parts; ensuring that the inventory is accurate.</li></ul>
