MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. 
 
Essential Duties &amp; Responsibilities<ul><li>

Coordinate, schedule, and respond to resident/management requests and work orders</li><li>
Ensure all repairs and replacements necessary for community common areas and units</li><li>

Must be EPA certified. Ensures filters are replaced in a timely manner. Replaces complete systems as needed. Performs air conditioning repairs and replacements in compliance with federal regulations.</li><li>Trouble-shoots, diagnoses and corrects major heating failures (i.e., replace heat strips, exchangers, thermo couplings, boilers, tube bundles, etc). Boley Centers, Inc., a nationally recognized and accredited behavioral health care agency, has an opening for a full-time Lawn &amp; Property Upkeep Supervisor responsible for supervising the lawn and grounds care team while ensuring Boley properties maintain safe, clean, and visually appealing exterior environments. The supervisor coordinates daily assignments, maintains landscaping equipment, and identifies property upkeep improvements that support strong curb appeal across agency locations.

Coordinate pressure washing and exterior cleanup of buildings, sidewalks, and parking areas</li><li>
Monitor condition and maintenance of lawn equipment including mowers, trimmers, and blowers</li><li>
Train staff on safe equipment operation and landscaping techniques</li><li>
Inspect agency properties regularly and report maintenance concerns</li><li>
Coordinate with the Maintenance Department regarding property repair needs</li><li>
Assist in identifying property improvement opportunities</li><li>
Ensure team follows safety procedures and operational standards</li></ul></div>
EDUCATION AND EXPERIENCE:
Education: High school diploma or equivalent preferred.
Experience: 5 years of landscaping, grounds care, or property upkeep experience preferred.

Valid Florida driver's license

JOB SUMMARY: The Maintenance Supervisor is responsible for overseeing and performing maintenance operations to ensure the community's buildings, grounds, amenities, and equipment meet Harbor Group’s standards for safety, cleanliness, functionality, and appearance. This role includes leading the maintenance team, handling service requests, performing preventative maintenance, managing inventory, and coordinating with vendors and contractors. The Maintenance Supervisor is a hands-on leader with strong technical skills, a focus on customer service, and the ability to manage multiple priorities efficiently.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.

<li>Supervise, train, and provide guidance to the maintenance team, ensuring tasks are completed effectively and on time.</li>
<li>Diagnose and repair issues related to plumbing, HVAC, electrical, appliances, carpentry, and general property maintenance.</li>
<li>Respond to resident service requests and complete work orders in accordance with company standards and timelines.</li>
<li>Oversee and participate in the “make-ready” process, including pre-move-out inspections, punch list creation, scheduling of vendors, and final quality checks.</li>
<li>Ensure all common areas, exteriors, and grounds are clean, safe, and visually appealing in alignment with company standards.</li>
<li>Schedule and supervise both in-house maintenance and third-party contractor/vendor work.</li>
<li>Perform and document monthly preventative maintenance according to company policies and procedures.</li>
<li>Maintain an organized inventory of supplies, tools, and parts; order materials as needed while adhering to budget guidelines.</li>
<li>Ensure safety protocols are followed by conducting regular safety meetings, maintaining current MSDS sheets, and complying with OSHA and other safety standards.</li>
<li>Inspect work completed by staff, vendors, and contractors to verify quality and compliance with specifications.</li>
<li>Provide excellent customer service by addressing resident concerns promptly and professionally.</li>
<li>Identify cost-saving opportunities and avoid unnecessary replacement of parts or materials.</li>
</ul>
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. <li>Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready processes.</li>
<li>At least one year of supervisory or team leadership experience is required.</li>
<li>Expertise in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.</li>
<li>EPA Universal or HVAC certification based upon property requirements.</li>
<li>Proficiency in diagnosing maintenance issues and implementing effective solutions.</li>
<li>Excellent organizational and communication skills with the ability to manage multiple tasks and deadlines in a fast-paced environment.</li>
<li>Strong attention to detail, problem-solving skills, and the ability to work independently or as part of a team.</li>
<li>Proficient with Microsoft Office; Property Management software and Maintenance Ticketing System experience is a must.</li>
<li>Must be customer-service oriented with the ability to interact professionally with residents and vendors.</li>
<li>Must be available for emergency on-call, including evenings and weekends upon the needs of the property.</li>
<li>Valid driver’s license required (for operating golf carts or company vehicles on property if applicable).</li>
</ul>
PHYSICAL DEMANDS:

<li>Ability to stand, walk, bend, stoop, climb, carry objects, and use ladders.</li>
<li>Capable lifting up to 25 pounds independently and 50 pounds with assistance.</li>
