Responsible for assistance in maintaining aspects of the physical plant. Conducting, under supervisor direction, preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs; maintains safe working environment and assists other department employees as needed.

ESSENTIAL JOB FUNCTIONS:

1. Perform general maintenance duties, such as: fixing wall covers, floor covers and some furniture and fixtures; light plumbing work, minor electrical repair and appliance repairs.

2. Receive service requests and response in a timely manner.
<br>
3. Perform painting and refurbishing projects, as directed by supervisor.
<br>
4. Perform routine preventive maintenance, as directed by supervisor.
<br>
5. Perform minor building and equipment repairs.
<br>
6. Complete all work in the order of priority set by supervisor.
<br>
7. Assist, during winter, with snow removal efforts as necessary.
<br>
8. Maintain cleanliness of fountains, pumping and filtration system, where appropriate.
<br>
9. Perform maintenance on irrigation system (valves, timers and nozzles).
<br>
10. Perform routine maintenance on all vehicles when assigned.
</p><p>11. Maintain all tools, equipment and supplies in proper condition.
<br>
12. WHEN QUALIFIED, assist the Director of Plant Operations and/or perform work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems and emergency generators.

13. Maintain exterior and interior of all buildings.
<br>
14. Supports creating a culture where the business decisions made in this position, along with individual employee engagement, drive top-line revenue and occupancy.
</p><div>EXPERIENCE &amp; EDUCATION:
<br>
<ul><li>High School diploma or equivalent in training, education and experience
</li><li>Minimum one year experience in building maintenance
</li><li>One year or more experience in apartment and/or healthcare community maintenance
</li></ul>LICENSE/CERTIFICATION OR OTHER SPECIAL REQUIREMENTS:

<ul><li>Must possess current and valid driver&rsquo;s license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed
