<li>Assists with month-end procedures including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity and gross potential rent.</li>

<li>Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff.</li>

<li>Must be knowledgeable of all phases of leasing and resident retention.</li>

<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Greets prospective residents, shows the community, and performs leasing duties, as needed.</li>

<li>Maintains awareness of local market conditions and trends, and contributes ideas for marketing the community and improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>

<ul><li>Updates required reports concerning move-out notices, activity, etc. on a daily basis.</li>

<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>

<ul><li>Leasing
<ul><li>Generates lease paperwork and other legal documents in line with local and federal laws and regulations.</li>
<li>Strong focus on sales, closing ratios, and ensuring leasing team is meeting expectations.</li>
<li>Trains and mentors leasing team on lease generation/execution, phone and email etiquette, and more.</li>
<li>Greets prospective residents, shows the community, and performs leasing duties.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
<li>Responsible for maintaining awareness of and ensuring cleanliness of tour path, vacant units, and model units, in partnership with the maintenance team.</li>

<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>

<ul><li>Answers and responds to phone calls and email communications in a timely manner.</li>
<li>Updates required reports concerning move-out notices, activity, etc. on a daily basis.</li>
<li>Organizes and files all applicable reports, leases, and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>

<ul><li>1+ year working in customer service</li>
<li>1+ year prior sales or leasing experience</li>
<li>1+ year of prior lease-up experience in property management preferred;</li>
<li>Basic computer skills with the ability to learn/navigate software systems</li>
<li>Familiarity with affordable housing programs such as LIHTC, MFTE, Section 8 preferred; Delete if not affordable or not applicable</li>
<li>Prior experience in property management or similar industry is a plus</li>
<li>NALP Certification, or other NAAEI credential, is a plus</li>

JOB DUTIES:

<li>Aggressively lease up entire portfolio of office, retail, residential and industrial properties for owner/developer</li>
<li>Develop property and space specific marketing strategies and perform direct sourcing to local businesses that are potential tenants</li>

<li>Work with Director, Property Management &amp; Leasing on lease deal structure recommendations and strategies and property specific leasing strategies.</li>
<li>Update active listing status details to reflect accurate information on following: internal tracker, costar, MLS, crexi, craigslist, and other platforms.</li>
<li>Draft and send out LOI's and leases to potential tenants</li>
<li>Work with internal property manager to finalize new tenant on-boarding checklist</li>
<li>Work with in-house accounting team to confirm lease details for billing and account purposes</li>
<li>Track and follow up on all leads</li>

QUALIFICATIONS:
