The Leasing Consultant will work full-time hours with some weekend shifts required. This position is responsible for coordinating activities related to apartment rentals, move-ins and move-outs, and lease renewals. This position is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention.
</div><div></div><div><b>ESSENTIAL DUTIES AND RESPONSIBILITIES</b>
</div><ul><li>Greet residents and host tours for prospects, follow up of guest cards</li><li>
Ensure model apartments are in touring condition, ensuring cleanliness, safety and stocking move-in gifts and snacks accordingly</li><li>
Answer and distribute incoming calls and messages throughout day</li><li>
Receive and distribute all incoming mail</li><li>
Occasionally assist with planning, and hosting after hours resident events</li><li>
Assist in preparation of move-in folders, and maintain business center, coffee bar and pet bar</li><li>
Maintain accurate and detailed records of traffic activity by entering applicable information into Yardi</li><li>
Convert phone traffic into scheduled appointments with prospective residents in order to tour the community</li><li>
Ensure excellent customer service to prospective and current tenants, and promote a quality living experience for all residents</li><li>
Inspect apartments prior to resident move-ins and ensure apartments are in move-in condition by coordinating move-in/out needs and schedules with maintenance team</li><li>
Create and maintain confidential resident files, which includes reviewing move-in paperwork with new residents</li><li>
Ensure all open and close procedures are completed daily</li><li>
Assist with ongoing resident relations throughout occupant&rsquo;s tenancy by ensuring occupant&rsquo;s requests are responded to promptly and accurately</li><li>
Responsible for shopping competitive properties, and pursuing marketing opportunities with downtown business</li><li>
Assist with processing work order requests for residents and ensure work is completed in a timely manner</li><li>
Occasionally assist with planning and hosting after hours resident events</li><li>
Participate in company provided training such as fair housing, safety, non-discrimination, and harassment prevention.</li><li>
Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.</li></ul><div><b>
EDUCATION and/or EXPERIENCE</b><br>
One (1) year of previous leasing experience is preferred; one (1) year of previous residential leasing experience with Yardi is preferred. Must have a valid driver's license/automobile insurance and reliable transportation.<br>

Manage Entrata tasks and leads daily</li><li>Ensure the office, clubroom, home models, and “market ready” homes are in impeccable condition</li><li>Share promotional ideas and events for marketing timeline</li><li>Assist in Social Media advertising as directed by the Manager</li><li>Assist in the preparation of move-ins such as walking home, preparing move-in gift, preparing move-in package (including keys, passes, etc.) as directed by the Manager</li><li>Familiar with the surrounding neighborhood and ready to confidently share information with prospects and residents</li><li>Address and complete all other duties as assigned</li></ul><p>Customer Service<br/></p><ul><li>Understand and support the customer experience vision for Mill Creek Residential</li><li>Communicate service guarantees and customer service standards to prospective and current residents</li><li>Take ownership to personally address and resolve customer concerns in a timely professional manner</li><li>Support new residents during move-in process. Assist with lease renewals, move-outs and resident transfers</li><li>Contribute ideas for improving resident satisfaction to the Community Manager</li><li>Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention</li><li>Accept service requests from residents and route to service department for prompt processing.
