Self-Storage Specialist

Job Summary
Customer-focused Self-Storage Specialist with experience in sales, customer service, facility operations, and property maintenance within the self-storage industry. Skilled in assisting customers with storage solutions, managing rental agreements, processing payments, maintaining occupancy goals, and ensuring a clean, secure, and well-maintained storage facility. Committed to delivering exceptional customer experiences while conducting regular property inspections and overseeing site cleanliness, including dumpster areas and fence lines.

Responsibilities

· Greet customers and provide information about available storage units, pricing, and services.

· Assess customer storage needs and recommend appropriate unit sizes and rental options.

· Process rentals, move-ins, move-outs, transfers, and lease agreements.

· Collect payments and maintain accurate customer records and account information.

· Conduct follow-up calls and sales activities to increase occupancy and revenue.

· Respond to customer inquiries in person, by phone, and online in a professional manner.

· Promote and sell additional products and services, including packing supplies and tenant insurance.

· Conduct regular property inspections and monitor overall facility appearance.

· Monitor security measures and report safety concerns or property damage.

· Maintain accurate inventory of available units and update management systems accordingly.

· Resolve customer concerns and provide solutions to ensure customer satisfaction.

· Comply with company policies, safety procedures, and operational standards.

· Conduct tours for prospective tenants and help them determine the appropriate size storage unit to fit their needs.

· Assist customers with account closures while identifying opportunities for retention and maintaining positive customer relationships.

· Generate rental leads in person and over the phone and following up with reservations and inquiries

· Keep records of customer interactions, process customer accounts and file documents·

· Processing of daily cash, credit card transactions, and check deposits when manager and assistant manager are not present

· Meet or exceed occupancy, revenue, and lead conversion goals established by management.

· Utilize property management software, CRM systems, and point-of-sale systems to maintain accurate customer and facility records.

· Assist with delinquency management, including collection calls, lien notices, auction preparation, and other collection activities in accordance with company policy and applicable laws.

· Monitor security cameras, gate access systems, alarms, and facility access controls and promptly report suspicious activity.

· Respond appropriately to emergency situations including weather events, security incidents, property damage, and customer emergencies in accordance with company procedures.

· Safely operate company vehicles, golf carts, and equipment in accordance with company safety standards

· Maintain a clean, safe, secure, and well-maintained self-storage facility through daily property walkthroughs, lock checks, regular inspections, and monthly fire extinguisher inspections

.· Perform general housekeeping and facility upkeep, including dusting, mopping, trash removal, and cleaning of the office, customer lobby, restrooms, storage units, RV parking areas, U-Haul equipment, parking lots, drive aisles, dumpster enclosures, and surrounding grounds.

· Prepare vacant units for new tenants by cleaning and inspecting unit interiors, sweeping and mopping floors, removing debris from doors and tracks, lubricating door components, and ensuring units are in move-in-ready condition.

· Identify maintenance needs and perform minor repairs, including replacing light bulbs, repairing locks, painting, filling wall gaps, and coordinating larger repairs with vendors, contractors, and maintenance personnel.

· Monitor and maintain site appearance by overseeing cleanliness of hallways, office areas, vacant units, fence lines, landscaping, and common areas while ensuring customer restrooms remain clean, stocked, and presentable throughout the day.

· Supply management including U-Haul dollies, blankets, and merchandise· RV Parking spaces, this means that throughout a customer's stay and when the space becomes vacant / is vacant, the space is removed of trash and debris

· U-Haul and U-Haul equipment, this means that when equipment is returned, you are wiping the cab of the truck down, the interior window is cleaned, proper window screen signage is placed, and staging

Working Environment

· Noise level is consistent with levels usually present in an outdoor environment or warehouse

· Hazard presences are consistent with those common to an outdoor environment or warehouse

· Outdoor work is usually required in surroundings that provide no effective protection from weather conditions

Physical Requirements

· Ability to walk the storage property multiple times throughout the day, including indoor and outdoor areas.

· Ability to stand, bend, stoop, kneel, crouch, climb ladders, and reach overhead while performing inspections, cleaning, and maintenance tasks.

· Ability to lift, carry, push, and pull up to 50 pounds safely and repeatedly as needed.

· Ability to operate basic maintenance equipment, cleaning tools, and landscaping equipment.

· Ability to work in varying weather conditions, including heat, cold, rain, and direct sunlight.

· Ability to perform repetitive tasks such as sweeping, mopping, dusting, painting, and trash removal.

· Ability to inspect storage units, RV parking areas, fence lines, and facility grounds by walking extended distances.

· Ability to climb stairs and navigate uneven surfaces when conducting property inspections.

· Ability to use a computer, tablet, telephone, and other office equipment for extended periods.

· Ability to maintain visual awareness and attention to detail while monitoring facility security, cleanliness, and safety conditions.

· Safely operate company vehicles, golf carts, and equipment in accordance with company safety standards.

· Ability to work independently for extended periods while maintaining productivity and safety standards.

Qualifications

· Minimum: High School Diploma or GED

Certifications/Licenses:

· Minimum: Valid drivers' license

· Minimum 1 year experience in Customer Service

· Prefer 1 year experience in Self Storage

Anticipated Start: Mid-July, open to sooner

Pay: $22.00 - $24.00 per hour
