Senior Accountant - Real Estate & Construction

We are seeking a Senior Accountant to manage full-cycle accounting for an active portfolio of construction projects and stabilized properties, including job cost accounting, draw management, and lien waiver administration. This role is a critical liaison between the field, lenders, equity partners, and ownership — ensuring accurate project financial reporting, timely funding, and compliance with contractual obligations. This is an in-office position in a fast-paced and professional work environment. Candidates for this position should have experience incorporating AI into their daily work and should be open to exploring new AI tools for the role.

Key Responsibilities

  • Job cost accounting: maintain job cost ledgers across multiple concurrent projects; prepare journal entries, allocations, and month-end accruals; maintain the general ledger and support monthly close.
  • WIP & budget analysis: perform monthly work-in-progress and percentage-of-completion analysis; reconcile budgets to actual costs, report variances, and manage cost-to-complete projections with project management.
  • Draw management: prepare and submit monthly owner pay applications (AIA G702/G703 format or equivalent); verify percentage-of-completion and stored materials; track draw schedules and follow up with owners, lenders, and title companies to ensure timely funding.
  • Lien waivers & compliance: administer conditional and unconditional lien waivers (preliminary, progress, and final) in accordance with state statutes; assist in resolving liens or intents to lien.
  • Accounts payable & subcontracts: review and process subcontractor pay applications against executed subcontracts, approved change orders, and schedules of values; verify insurance, licensing, and lien waiver compliance before releasing payment; resolve billing discrepancies.
  • Accounts receivable & cash: produce invoices for work performed, manage AR aging and payment application, reconcile bank accounts monthly, and maintain cash flow projections.
  • Payroll & vendor administration: process weekly or bi-weekly payroll for field and office staff, including certified payroll where applicable; maintain vendor and subcontractor files (contracts, COIs, W-9s, licenses) and issue 1099s.
  • Reporting & office operations: prepare monthly and quarterly project financial reports for ownership; assist the Controller with annual financial statements and tax workpapers; support business and contractor license renewals, office procurement, and vendor/subcontractor inquiries.

Qualifications

  • Bachelor's degree in Accounting, Finance, Real Estate, or a related field
  • 3–5 years of accounting experience in a real estate environment
  • Demonstrated hands-on experience with draw preparation (AIA billing or equivalent) and lien waiver processing
  • Solid understanding of the percentage-of-completion method and WIP reporting
  • Proficiency in widely-used accounting software

Compensation & Benefits

  • Salary commensurate with experience, range of $90,000 to $110,000
