Job Overview:
We’re seeking a high-level Building Automation Systems (BAS) Technician to lead programming, commissioning, integration, and service across commercial, institutional, and industrial facilities. The ideal candidate is fluent in Niagara N4 and at least one other major BAS platform (e.g., Johnson Controls, Siemens, Schneider, Honeywell, Delta, KMC, Trane, ALC, Distech—any comparable platform). This role will own projects end-to-end—from submittal review and database/graphics buildout to functional testing, turnover, and training. Project management experience is a strong plus.
Responsibilities:
- Programming & Database Buildout: Develop and modify control logic, point databases, graphics, alarms, and trends in Niagara N4 (Workbench) and another major BAS platform using vendor toolsets.
- Commissioning & Start-Up: Execute point-to-point checkout, tune loops, validate sequences (AHUs, VAV/VVT, RTUs, DOAS, boilers, chillers, heat pumps, central plants), and produce commissioning documentation.
- System Integration: Integrate third-party equipment via BACnet/IP & MSTP, Modbus TCP/RTU, and LON; map points, normalize naming, and ensure reliable data flow.
- Networking & Cybersecurity: Configure controllers, IP schemes, VLANs, routers/switches, certificates, and user roles; follow site cybersecurity and OT best practices.
- Service & Optimization: Diagnose field issues (sensors, actuators, drives, safeties, sequences), implement corrective actions, and optimize schedules, resets, and demand limiting.
- Graphics & UX: Build intuitive dashboards/graphics, trends, and alarm strategies aligned with customer standards.
- Documentation: Produce submittals, as-builts, I/O summaries, sequence narratives, test forms, and O&M materials.
- Customer Facing: Lead owner training, conduct turnover meetings, and provide clear status updates to stakeholders.
- Project Support (Bonus): Assist PMs with scope, BOMs, labor planning, RFIs/submittals, change orders, and closeout.
- Quality & Safety: Follow company QA/QC, safety policies, and site permits/JSAs; maintain a clean, organized work area.
Experience:
- Experience: 5–8+ years in BAS controls startup, programming, and service (commercial/industrial).
- Platform Depth: Required: Niagara N4. Plus proficiency in at least one other major BAS platform (brand-agnostic).
- Controls & HVAC Knowledge: Strong command of HVAC systems and ASHRAE sequences; able to write/interpret sequence narratives and tune control loops.
- Protocols & IT: BACnet, Modbus, LON; IP networking basics (subnets/DHCP/NAT/VLANs), Windows, remote access/VPNs, basic cybersecurity hygiene.
- Tools: Multimeter, manometer, temperature probes, laptop utilities (e.g., Workbench and vendor-specific programming suites), and typical commissioning toolsets.
- Soft Skills: Clear communicator (written/verbal), strong documentation habits, customer-first mindset, ability to mentor junior techs and coordinate with trades.
- Other: Valid driver’s license; ability to lift 40–50 pounds and work on ladders/lifts as required.

Work Environment & Travel
- Primary work at customer sites with some remote engineering/graphics time.
