About the Role: The Senior Commercial In-House Development Project Executive will play a pivotal role in overseeing the full lifecycle of our hotel and retail development projects. Reporting directly to the President of our affiliated general contracting company BEAM, this executive will bridge development and construction functions, ensuring projects are executed on time, within budget, and to the highest standards. This is a senior-level position ideal for a seasoned professional with a proven track record in commercial real estate development and construction management, particularly in hospitality and retail sectors.

Responsibilities:

  • Lead the planning, design, and execution of hotel and stand-alone retail development projects from inception through completion, coordinating closely with in-house teams, architects, engineers, and subcontractors.
  • Manage project budgets, timelines, and resources, leveraging our affiliated general contracting capabilities to optimize costs and mitigate risks.
  • In conjunction with our corporate Acquisition team, assist with permitting, zoning, and entitlement processes in collaboration with local authorities, while navigating Florida-specific environmental and building codes.
  • Foster strong relationships with stakeholders, vendors, and community partners, to support project success and future opportunities.
  • Implement quality control measures and safety protocols throughout the construction phase, drawing on our in-house general contracting expertise.
  • Monitor project performance metrics, prepare detailed reports, and provide strategic recommendations to senior leadership.
  • Identify and pursue value-engineering opportunities to enhance project profitability and sustainability.
  • Mentor junior team members and contribute to the overall growth of our development and contracting operations.

Qualifications:

  • Bachelors degree in Construction Management, Civil Engineering, Real Estate Development, or a related field; Masters degree or MBA preferred.
  • Minimum of 15-18 years of progressive experience in commercial real estate development and project management, with a strong emphasis on hotel and retail projects.
  • Proven expertise in general contracting, including hands-on experience with in-house or affiliated construction models.
  • In-depth knowledge of Central Florida's real estate market, including hospitality trends, retail dynamics, and regional development regulations.
  • Professional certifications such as CCM (Certified Construction Manager), PMP (Project Management Professional), or LEED accreditation are highly desirable.
  • Demonstrated success in managing multimillion-dollar projects from concept to occupancy.

Ideal candidate will deliver projects ranging $25M – $120M+ total development cost.

Consistent on-time or early delivery (target: ≥95% of projects achieve substantial completion on or ahead of schedule). Budget performance: final cost within -2% / +5% of approved pro forma (excluding owner-directed scope changes).

Average contingency usage ≤4% on hotel projects. Average construction duration: 18–24 months for 150–300 key select/limited-service or upscale hotels; 12–15 months for ground-up single-tenant or small multi-tenant retail.

Zero lost-time incidents and OSHA recordable rate Lender and brand (Marriott, Hilton, IHG, Hyatt, etc.) inspection scores ≥95%.
