Senior Facility Management

Blacksand is a growing real estate developer and long-term asset owner with an expanding portfolio across Saudi Arabia.

We are seeking a Senior Facility Manager to oversee the technical governance of our operational assets and support the transition of new developments into stabilized, high-performing properties.

This role represents the owner-side technical authority and plays a critical part in protecting asset value across the full lifecycle - from development through operations.

The Role

You will lead the Facilities Management and Technical Governance function across our operational assets, ensuring disciplined oversight of outsourced FM services and structured handover of new projects.

Key focus areas include:

• Governance of outsourced IFM contracts and SLA/KPI enforcement
• Technical audits and performance monitoring
• Pre-handover and commissioning validation
• Snag tracking and DLP management
• Lifecycle planning and CapEx forecasting
• Regulatory compliance (Civil Defense & statutory requirements)
• Energy performance and utilities monitoring
• Operational input during development and design stages

You will work closely with Asset Operations, Leasing, Development, Procurement, and Finance to ensure operational, commercial, and technical alignment.

What We Are Looking For

• Degree in Mechanical or Electrical Engineering
• 15+ years' experience in large-scale mixed-use, retail, hospitality, or complex real estate environments
• Strong experience overseeing outsourced IFM providers
• Proven track record in commissioning, handover, and asset lifecycle planning
• Strong CapEx and OPEX management capability
• Experience in high-footfall assets preferred
• Fluent in Arabic and English
• Professional certifications such as PMP, CFM, FMP, or CMRP are advantageous.
