KEY RESPONSIBILITIES & ACCOUNTABILITIES
A. REAL ESTATE & PROPERTY LEGAL MATTERS (CORE)
- Conduct detailed title due diligence for land acquisition, including:
- Title chain verification
- Mother deeds, sale deeds, gift deeds, partition deeds
- Conversion orders, RTC, pahani, EC, Khata, layout approvals
- Identify and mitigate legal risks in property transactions.
- Draft, vet, and finalize:
- Sale Deeds, Agreement to Sell, GPA, Joint Development Agreements (JDA)
- Development Agreements, Lease Deeds, License Agreements
- Power of Attorney documents
- Handle land acquisition negotiations in coordination with management.
B. CIVIL & CONSTRUCTION-RELATED LEGAL SUPPORT
- Provide legal guidance on civil works, construction contracts, and project execution.
- Draft and vet:
- Construction Agreements
- Contractor & Subcontractor Agreements
- Vendor & Supplier Contracts
- Consultancy & Architect Agreements
- Advise project teams on contractual obligations, milestones, penalties, liquidated damages, and dispute clauses.
- Ensure compliance with:
- Local building bye-laws
- Zoning regulations
- RERA provisions (where applicable)
C. LITIGATION & DISPUTE MANAGEMENT
- Handle civil litigation related to:
- Property disputes
- Land ownership issues
- Injunctions, stay orders, possession matters
- Builder–customer disputes
- Coordinate with external advocates, senior counsels, and law firms.
- Draft legal notices, replies, affidavits, pleadings, and written statements.
- Represent the company before:
- Civil Courts
- Revenue Authorities
- Registrar Offices
- RERA Authorities
- Consumer Forums
- Track cases, hearing dates, outcomes, and legal exposure.
D. REGULATORY & STATUTORY COMPLIANCE
- Ensure compliance with:
- Karnataka Land Revenue Act
- Karnataka Town & Country Planning Act
- RERA Act
- Stamp Act & Registration Act
- Local municipal laws and approvals
- Liaise with:
- Sub-Registrar Offices
- Revenue Departments
- Municipal Corporations & Panchayats
- Keep management updated on legal changes affecting real estate.
E. RISK MANAGEMENT & ADVISORY
- Proactively identify legal risks in projects and propose preventive legal strategies.
- Maintain a legal risk register for ongoing and upcoming projects.
- Advise management on legal structuring of projects to minimize disputes.
- Provide strategic legal opinions for business decisions.
F. INTERNAL LEGAL GOVERNANCE
- Develop and standardize:
- Legal templates
- Contract formats
- Legal SOPs
- Support HR and Admin on:
- Employment-related legal issues
- Vendor disputes
- Disciplinary actions (legal angle)
- Maintain proper documentation and legal records.
AUTHORITY & DECISION-MAKING
- Authorized to provide legal opinions and recommendations.
- Authorized to coordinate and instruct external advocates (with management approval for costs).
- Authorized to halt transactions if serious legal risks are identified.
KEY SKILLS & COMPETENCIES
Technical / Legal Skills
- Strong expertise in property law, civil law, contract law
- Hands-on experience in real estate documentation & due diligence
- Strong drafting, vetting, and negotiation skills
- Sound understanding of Karnataka land laws

QUALIFICATIONS
- LLB (mandatory) from a recognized university
- Enrolment with State Bar Council
- LLM (optional but added advantage)
EXPERIENCE REQUIREMENTS
- Minimum 8 years of post-qualification experience
- Mandatory exposure to:
- Real estate companies / builders / developers
- Civil litigation and property documentation
- Experience in Karnataka real estate ecosystem preferred

- Zero or minimal legal exposure in land acquisitions
- Timely completion of title due diligence
- Reduction in legal disputes & litigation costs
- Successful resolution of ongoing cases

Job Type: Full-time
Pay: ₹50,000.00 - ₹60,000.00 per month
Work Location: In person
