Senior MEP Quantity Surveyor

Job Description

We are hiring an experienced Senior MEP Quantity Surveyor with UAE / GCC construction experience to manage MEP estimation and post-contract cost control for large-scale building projects. The role involves full lifecycle commercial management of MEP works, from pre-contract estimation through post-contract administration and final account closure.

Key ResponsibilitiesEstimation & Pre-Contract

• Prepare detailed MEP cost estimates, BOQs, and budgets
• Take off and verify all required quantities for MEP works
• Review MEP drawings, specifications, and tender documents
• Validate tender-stage MEP designs and raise RFIs/clarifications where required
• Lead tendering, bid analysis, and subcontractor negotiations
• Prepare ELV estimations and pricing for additional or revised scope
• Propose alternative MEP design solutions (Value Engineering) with cost analysis
• Maintain market awareness of MEP material prices, vendors, and subcontractors
• Support value engineering and cost optimization initiatives

Post-Contract & Cost Control

• Manage interim valuations, payment certifications, and cash flow
• Monitor and control project costs, forecasts, and commercial reporting
• Evaluate, price, and negotiate variations, change orders, and claims
• Maintain strict post-contract cost control and budget compliance
• Prepare monthly cost reports and support commercial reviews
• Finalize MEP final accounts and support project close-out

Requirements

• 10–15 years of experience as an MEP Quantity Surveyor
• Prior UAE / GCC project experience
• Strong expertise in HVAC, Electrical, Plumbing, Fire Fighting & ELV systems
• Proven experience in MEP estimation and post-contract cost control
• Experience on high-rise, mixed-use, commercial, or infrastructure projects
• Bachelor’s degree in Quantity Surveying / Mechanical / Electrical Engineering
• RICS / MRICS certification is an advantage
• Strong communication, negotiation, and commercial management skills
