Position Summary:

The Senior Project Manager is responsible for ensuring the successful execution of land acquisition and land development initiatives, providing strategic and technical leadership throughout due diligence, land planning, and project execution. This role oversees product design, consultant engagement, and budget development, while partnering closely with Finance, Construction, and Sales & Marketing to manage multiple projects and phases of development from acquisition through completion.

Responsibilities:

  • Assist with land acquisition feasibility studies, due diligence, risk analysis, land planning, and preparation of Land Committee packages.
  • Support entitlement, permitting, and approval processes, including development of entitlement strategies, submissions, presentations, and schedules.
  • Coordinate and manage consultants (engineers, architects, and others), including negotiating contracts and overseeing scope, schedule, and budget compliance.
  • Prepare and monitor development budgets and provide regular updates on timelines, costs, and variances.
  • Oversee and coordinate design, engineering, site improvements, landscaping, amenities, entrances, and architectural plans through completion.
  • Manage site and vertical (house) consultants, including selection, contract negotiation, scope management, and performance oversight to ensure quality and timely deliverables.
  • Evaluate bids and negotiate best value for land development labor and materials, as applicable.
  • Oversee comprehensive project tracking, including budgets, schedules, permits, plot plans, and phasing, to ensure visibility, accuracy, and on-time execution across all development phases.
  • Develop and maintain lot matrices and sequence sheets, coordinating the transition from forward planning through construction to support efficient build sequencing.
  • Provide ongoing support to construction and sales teams throughout the development process.
  • Manage DRE and HOA-related processes, including bonds, condominium plans, subdivision maps, and HOA turnover, ensuring regulatory compliance and timely community close-out.

Key Qualifications:

  • Bachelor’s degree in Construction Management or a related field required.
  • 5–10 years of experience in residential construction, land development, or homebuilding, including entitlement and complex project management.
  • Proven experience managing large-scale development budgets, schedules, and multidisciplinary teams.
  • Strong analytical, organizational, and problem-solving skills with exceptional attention to detail and follow-through.
  • Effective written and verbal communication skills with the ability to collaborate across internal and external stakeholders.
  • Proficiency in Microsoft Office (Excel, Word) and ability to read and interpret construction and engineering plans.

Base Salary:

The expected base salary for this position is between $120,000 to $150,000 per year, depending on experience and skillset. Base salary is paid bi-weekly.

Physical Requirements:

This is primarily a sedentary position. Requires the ability to hear, type and talk. Finger dexterity is required to operate a computer keyboard. The primary work location is a corporate office with low to moderate noise levels. Appropriate business apparel and professional appearance is expected.

Supervisory Responsibilities:

This position does not supervise other employees.

Travel Requirements:

Occasional travel may be required. A valid driver’s license and active vehicle insurance is required at all times.
