The Role

We’re hiring an experienced Senior Project Manager to own the full project lifecycle from the back end so our field teams can stay focused on execution. This is an office-based role (with occasional site travel) responsible for the planning, financial performance, contracts, scheduling, and closeout of multiple concurrent renovation and adaptive-reuse projects across our footprint. You will be the single point of accountability for whether a project comes in on time, on budget, and at margin.

This is not a field-supervision role. We have strong field staff. What we need is a project manager who can keep every ball moving — permits, paperwork, subcontractors, change orders, and owner reporting — while the field does what the field does best.

What You’ll Own

Preconstruction & Planning

  • Review plans, specifications, and contracts; identify constructability issues and project risks early
  • Develop the project execution strategy, procurement strategy, and staffing plan
  • Participate in budgeting and estimating reviews

Contract & Document Management

  • Interpret owner contract obligations and scope requirements
  • Manage subcontract agreements, contract changes, and amendments
  • Own pay applications, lien waivers, permitting paperwork, and inspection readiness — so field staff aren’t improvising at the curb

Financial Management (you own the financial outcome)

  • Cost forecasting, monthly project financial reporting, and profitability forecasting
  • Change-order pricing and negotiation
  • Subcontract buyout management, cash-flow management, and margin protection

Schedule Management

  • Build and maintain the master schedule; identify critical-path activities
  • Coordinate subcontractor sequencing and manage lead times
  • Monitor schedule performance, implement recovery plans for delays, and manage owner-driven changes

Owner Relations

  • Prepare and present project reports for all client meetings
  • Serve as a clear, proactive point of communication for ownership

Subcontractor Management

  • Scope clarification, contract administration, payment processing, performance management, and dispute resolution

Change Order Management

  • Identify scope changes, document impacts, price accurately, negotiate approvals, track pending changes, and recover costs and time extensions

Project Closeout

  • Drive contract and project closeout to completion

What You Bring

  • 5+ years of commercial, multifamily, or adaptive-reuse construction project management experience (office-based PM experience, not solely field supervision)
  • Demonstrated ownership of project financials — budgets, forecasting, change orders, and margin
  • Strong command of construction contracts, subcontract administration, pay applications, and lien waivers
  • Fluency with permitting and inspection processes
  • Proficiency with project management and scheduling software
  • Excellent written and verbal communication; able to run owner meetings independently
  • Willingness to occasionally travel to project sites across the Mid-Atlantic and Southeast

Nice to Have

  • Experience with hotel-to-apartment conversions or other adaptive-reuse work
  • PMP, OSHA 30, or relevant construction certifications
  • Prior experience at an owner-operator or vertically integrated firm

Compensation

Base salary: $95,000 to $110,000

Bonus: Performance-based bonus opportunity tied to project delivery and margin.

Plus a full benefits package. Compensation reflects experience and qualifications.

Pay: $95,000.00 - $110,000.00 per year
