Senior Project Manager - Luxury Interior Fit-Out (GCC Experience Required)

World of Art, a leading interior contracting company specializing in luxury hospitality, corporate headquarters, and bespoke residential projects, is seeking an exceptional Senior Project Manager.

This is a senior leadership position — not suitable for entry-level, assistant, or general contracting backgrounds. The role requires proven expertise in leading large-scale, high-end fit-out projects across the GCC, with full accountability for project strategy, execution, and delivery.

Minimum Requirements (Non-Negotiable)

  • Experience: 10–15 years in project management of luxury interior fit-out projects, including a minimum of 5 years in a senior capacity.
  • Industry Focus: Direct experience with 5-star hotels, branded residences, or corporate headquarters.
  • GCC Experience: Must have successfully delivered multiple large-scale projects (AED 20M–100M+) from tender to handover within the GCC (UAE, KSA, Qatar, etc.).
  • Leadership: Proven track record managing project managers, site engineers, and multidisciplinary teams.
  • Delivery Record: Demonstrated history of delivering projects on time, within budget, and to the highest international standards.
  • Education: Bachelor’s in Civil Engineering or Architecture; PMP certification mandatory.
  • Portfolio: Must submit a portfolio of executed projects (scope, value, client/consultant references).

Core Competencies

  • Advanced command of fit-out execution, FF&E procurement, joinery, and MEP coordination.
  • Expertise in project planning, contract administration, and claims management.
  • Strong financial acumen — capable of controlling multi-million AED budgets and profit margins.
  • Leadership in team management, conflict resolution, and performance oversight.
  • Ability to manage multiple concurrent projects with minimal executive supervision.
  • Strategic understanding of risk, scheduling, and resource allocation.
  • Exceptional client-facing skills and the ability to represent the company at executive level.
  • Proficiency in Primavera P6, MS Project, AutoCAD, and strong command of English (Arabic or French advantageous).

Key Responsibilities

  • Lead the entire project lifecycle, from tendering and negotiation to handover and financial closeout.
  • Oversee and mentor project managers, engineers, and site staff, ensuring alignment with company standards.
  • Interface directly with clients, operators, consultants, and vendors, representing the company’s interests.
  • Ensure execution excellence, enforcing quality, safety, and technical compliance on all sites.
  • Approve shop drawings, procurement schedules, and progress reports for all ongoing projects.
  • Review and authorize variation orders, payment applications, and contractual correspondence.
  • Support in strategic decision-making, project pipeline planning, and process optimization.
  • Contribute to business development through technical input on tenders, resource planning, and value engineering.

Additional Guardrails

  • Must demonstrate a minimum of 3 completed large-scale luxury projects executed under your direct management in the GCC.
  • References from clients, consultants, or operators are required.
  • Applicants with only general contracting, joinery-only, or villa experience will not be considered.
  • Candidates lacking direct luxury hospitality or corporate project exposure will be automatically filtered out.
