Senior Quantity Surveyor - Civil Projects | Dubai

Job Overview
We are looking for a Senior Quantity Surveyor to manage all commercial and cost aspects of high-rise, luxury residential, villa, and mixed-use projects across the UAE. The role demands strong cost control expertise, commercial judgment, and close coordination with site teams, consultants, and subcontractors for successful project delivery.

Key Responsibilities

• Prepare, review, and control BOQs, cost plans, and tender submissions.
• Review drawings and tender documents to identify scope gaps and discrepancies.
• Assess subcontractor/supplier quotations and prepare commercial comparison reports.
• Support value engineering and cost optimization during tender and execution.
• Prepare monthly payment applications, IPCs, and financial reports.
• Manage and negotiate variations, claims, and change orders.
• Review and certify subcontractor invoices and payments.
• Monitor quantities vs. BOQs for accurate cost control and forecasting.
• Maintain commercial records, cost statements, and final accounts.
• Attend coordination and progress meetings with teams, consultants, and subcontractors.

Qualifications & Experience

• Bachelor’s in Civil Engineering, Quantity Surveying, or related field.
• 15+ years in Quantity Surveying, with UAE high rise project experience.
• Experience with high-rise buildings, luxury villas, residential towers, hotels, or mixed-use developments.
• Strong skills in cost control, BOQs, valuations, variations, and final accounts.
• Experience in contract administration and subcontractor management.
• Proficient in AutoCAD, MS Excel, PlanSwift, or similar software.
• Excellent commercial awareness, analytical, and negotiation skills.
• Fluent in English; Arabic is a plus.

Preferred / Advantageous

• Experience with main contractors on large-scale projects.
• Familiarity with FIDIC contracts.
• Ability to work independently with minimal supervision.

Job Type: Full-time

Pay: Up to AED18,000.00 per month
