Job Summary:
We are seeking a sharp, highly organized Real Estate Analyst with Project Management responsibilities to support our acquisitions, development, and asset management initiatives. This hybrid role blends financial analysis, underwriting, and data-driven reporting with hands-on coordination of design, construction, and renovation projects.
The ideal candidate is a proactive problem solver who thrives in a fast-paced environment, is comfortable working directly with ownership, lenders, and vendors, and can manage multiple projects at once.
Responsibilities:
Financial & Analytical
- Underwrite new acquisitions using Excel or modeling software (rent rolls, T-12s, pro formas, IRR/NPV analysis).
Project Management:
- Coordinate renovation and capital improvement projects across multiple properties.
- Track progress against budgets, timelines, and scopes; update internal trackers.
- Interface with architects, GC’s, designers, engineers, inspectors, and city officials.
- Assist with bids, proposals, and vendor selection.
- Manage daily communication with on-site teams, ensuring tasks are executed.
- Monitor punch lists, unit turns, inspections, and project milestones.
Operational Support:
- Work with property managers to ensure leasing, marketing, and operations are aligned.
- Assist with due diligence during acquisitions and dispositions.
- Maintain clean digital files, documentation, and reporting dashboards.
- Prepare weekly reports for ownership and partners.
- Prepare financial models for multifamily, condo conversions, and senior living assets.
- Assist with debt placement, lender reporting, draw requests, and budget tracking.
- Conduct market comps, sales/rent analysis, demographic research, and feasibility studies.
- Support ownership with investment memos, pitch decks, and deal summaries.
Skills
- Strong negotiation skills for deal structuring and stakeholder engagement.
- Proficiency in financial concepts including underwriting, credit analysis, and technical accounting principles.
- Expertise in quantitative research methods such as financial modeling, forecasting, and quantitative analysis.
- Solid understanding of banking operations, mortgage servicing, loan processing, and tax considerations related to real estate investments.
- Ability to interpret complex financial data using advanced software tools; familiarity with financial software platforms is preferred.
- Excellent math skills with a focus on financial analysis, risk assessment, and cash flow evaluation.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Construction Management, Business, or related field.
- 2–5 years of experience in real estate investment, development, or project management.
- Strong financial modeling skills in Excel.
- Ability to read architectural plans and understand scopes of work (preferred).
- Strong communication and organizational skills.
- Ability to manage multiple projects and tight deadlines.
- Familiarity with South Florida markets is a plus.
