Role Overview

The Senior Site Architect is responsible for leading all on-site architectural activities for a luxury villa project, ensuring that design intent, technical standards, quality, and project timelines are met. The role requires strong coordination skills, technical expertise, and hands-on supervision during construction to ensure flawless execution of architectural, interior, and landscape elements.

Key Responsibilities1. Project Coordination & Site Supervision

• Lead and manage all architectural and interior construction activities on site.
• Monitor construction to ensure adherence to approved drawings, specifications, and design intent.
• Coordinate with structural, MEP, landscape, interior design, and specialist contractors to resolve issues.
• Conduct daily inspections and prepare site reports on progress, quality, and compliance.

2. Technical Review & Quality Control

• Review architectural drawings, shop drawings, and material submittals, ensuring accuracy and constructability.
• Ensure high-quality workmanship suitable for a luxury villa environment.
• Identify and resolve design conflicts, discrepancies, and site issues proactively.
• Oversee mock-ups and sample approvals for finishes, joinery, façades, and interior works.

3. Design Implementation & Detailing

• Interpret and enforce the architectural and interior design requirements on site.
• Provide solutions for design detailing, material selection, and fit-out execution.
• Work closely with the design team to implement updates and variations.

4. Contractor & Stakeholder Management

• Liaise with main contractors, subcontractors, and suppliers to ensure timely and accurate execution.
• Attend coordination meetings and provide technical guidance.
• Review contractor schedules and ensure that architectural works meet project milestones.

5. Documentation & Reporting

• Prepare site reports, progress logs, and inspection reports.
• Document design changes, RFIs, and variations.
• Maintain updated site records and ensure proper document control.

6. Health, Safety & Compliance

• Ensure compliance with building codes, local regulations, and project specifications.
• Support site HSE teams in ensuring safe work practices.

Qualifications & Requirements

• Bachelor’s or Master’s degree in Architecture.
• 8+ years of experience, including at least 3 years in luxury residential/villa projects.
• Strong knowledge of site construction, detailing, finishes, and fit-out works.
• Experience with high-end materials, joinery, stone, metal works, and bespoke detailing.
• Proficiency in AutoCAD, Revit (preferred), and site inspection tools.
• Excellent communication and coordination skills.
• Strong problem-solving ability and ability to make quick, informed decisions on site.

Preferred Skills

• Previous experience in luxury villas, hospitality, or high-end residential projects.
• Knowledge of international quality standards.
• Ability to lead multidisciplinary teams on site.
• Strong eye for aesthetics, design alignment, and fine detailing.
