This is not a traditional title company position. You will sit inside an active investment firm, working directly with acquisitions, underwriting, and asset management teams.
Position Overview
We are seeking a Senior Title Examiner who can independently research, analyze, and interpret complex title issues on foreclosure and distressed properties.
You will be responsible for pulling and analyzing title reports prior to auction purchases, identifying lien priority, assessing risk exposure, and advising our acquisitions team on whether to bid.
This role requires someone who is comfortable working autonomously, making judgment calls, and operating in a fast-paced investment environment.
Key Responsibilities
Title & Risk Analysis
- Perform full title searches on foreclosure properties prior to courthouse sales
- Examine deeds, mortgages, judgments, tax liens, HOA liens, IRS liens, bankruptcies, and other encumbrances
- Determine lien priority and identify potential defects or clouds on title
- Analyze chain of title and identify breaks or irregularities
- Summarize findings in clear, actionable internal reports
Foreclosure & Auction Support
- Review foreclosure pleadings and confirm proper parties were named
- Verify whether senior liens survive sale
- Evaluate municipal, utility, and code enforcement risks
- Provide bid-risk recommendations to acquisitions team
Cross-Functional Support
Unlike traditional title company roles, you will also:
- Assist acquisitions in pulling comparable sales (ARV analysis)
- Support underwriting discussions on valuation and exit strategy
- Help refine internal title processes and risk models
- Learn real estate investing strategy, tax sale investing, and distressed asset acquisition

Qualifications
Required
- 5+ years of title examining experience
- Strong understanding of lien priority rules
- Experience reviewing judicial and/or non-judicial foreclosure files
- Ability to work independently without supervision
- Deep familiarity with county recorder and court systems
- Strong written analysis skills
Preferred
- Experience with courthouse foreclosure sales
- Multi-state title research experience
- Familiarity with tax sales
- Experience pulling and interpreting comparable sales (MLS, public records, etc.)
- Real estate investing knowledge
