Senior Title Examiner - Remote

Cutting Edge Properties is a real estate investment firm focused on acquiring residential real estate investments within the states of Missouri, Illinois, Indiana, Mississippi, and Arkansas. We are seeking a Senior Title Examiner who can independently research, analyze, and interpret complex title issues on foreclosure and distressed properties.

You will be responsible for remotely pulling and analyzing title reports prior to foreclosure auctions and identifying lien priority. You can leverage our existing overseas team to assist with preparing title reports for your review or prepare the reports yourself. This role requires someone who is comfortable working autonomously and has a deep understanding of title within both judicial and non-judicial foreclosure states.

This is a 100% remote position where you can work on your own schedule. Our acquisition teams will provide a list of upcoming foreclosure sales on a daily basis. You will then be responsible for working independently to prepare and/or review the associated title reports prior to the sales which often occur the following day.

Key Responsibilities

Title & Risk Analysis

• Perform full title searches on foreclosure properties prior to courthouse sales
• Examine deeds, mortgages, judgments, tax liens, HOA liens, IRS liens, bankruptcies, and other encumbrances
• Determine lien priority and identify potential defects or clouds on title
• Analyze chain of title and identify breaks or irregularities
• Summarize findings in clear, actionable internal reports

Qualifications

Required

• 5+ years of title examining experience
• Strong understanding of lien priority rules
• Experience reviewing judicial and/or non-judicial foreclosure files
• Ability to work independently without supervision
• Deep familiarity with county recorder and court systems
• Strong written analysis skills

Preferred

• Experience with courthouse foreclosure sales
• Multi-state title research experience

Pay: $25.00 - $35.00 per hour
