Service Manager / Maintenance Technician (Cadillac, Michigan)

Position Description

As a Service Manager (“SM”) you will be responsible for a wide variety of tasks associated with the operational aspects of the community you are assigned. You will maintain a beautiful and safe community appearance and ensure that all maintenance requests are acknowledged, completed, and documented on a timely basis in Rent Manager. The SM will address common maintenance issues such as electrical, plumbing, heating, drywall repair, painting, and lawncare, among others. You will serve as a regular point of contact for residents for their maintenance needs. You will work alongside the Director of Property Maintenance to coordinate required inspections and assist in the identification, planning, and execution of capital improvement projects. Ensuring a safe environment, a positive atmosphere, and responsive service for the members of your community will not only mean satisfied long-term residents, but also present a positive face for Michigan Community Capital.

This position reports to the Director of Property Maintenance.

The ideal candidate should:

  • Have 5+ years of experience in a wide variety of maintenance training and experience in a multi-family working environment.
  • Be highly organized. Individuals in this role will be required to constantly evaluate competing priorities in order to serve the needs of tenants while ensuring that safety is of the utmost importance.
  • Be an excellent communicator. Individuals in this role must have strong verbal and written communication skills to be used with tenants, vendors, and other Michigan Community Capital team members.
  • Individuals will be expected to work effectively and efficiently through all service requests which concludes only with the documentation of completion within the Rent Manager software.
  • Individuals will work closely with the Director of Property Maintenance in the areas of the planning and execution of preventative maintenance programs, maintenance policy and procedure modifications, and budgeting.
  • Be a team player. MCC is a small and growing company. All our team members take responsibility for making sure things get done and gaps get filled. Creating a clean, safe, and healthy environment for our residents is critical so being flexible, handling problems, and lifting others up matters.
  • Excel in pressure situations when there is an emergency situation or when meeting deadlines is critical.
  • Be comfortable with a horizontal company culture that frequently requires changing priorities.
  • Take ownership of the daily tasks associated with running a property. Needs to be willing to call contractors, order parts, and coordinate repairs.
  • A service manager is expected to service between 80-100 units in their direct community. If the current community does not yet have this unit count, the individual may be expected to provide coverage at other communities within the state or perform other duties as identified by the Director of Property Maintenance or other members of the Michigan Community Capital management team.

Education and Qualifications

  • 5+ year in relevant work experience associated with rental residential and/or commercial properties.
  • High school diploma or GED certificate.
  • Vocational or trade school certification preferred.
  • Comprehensive knowledge of plumbing, heating, HVAC, and electrical systems.
  • Reliable transportation and valid driver’s license.
  • Demonstrated proficiency with Microsoft ® Office products.

Schedule

This position may involve some weekend or evening time commitments to assist residents with moving in or out of the community. Most work is handled during normal business hours occurring on Monday through Friday from 8:00 AM to 5:00 PM. The position is hourly plus bonus, non-bargaining and “at will.”

Travel

Work-related travel associated with this position will include travel to local vendors for supplies and equipment rental. Travel may be required to other communities within the portfolio but would be identified and communicated by the Director of Property Maintenance.

Compensation

MCC offers the following compensation:

Pay: $20.00 - $28.00 per hour
