Job Summary

The Service Manager is responsible for the operation and maintenance of all building equipment and supervises the work of all maintenance staff.

Essential Functions and Responsibilities

  • Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions prescribed by the building management.

  • Ensures the performance of equipment with preventive maintenance as prescribed by manufacturer's recommendations and specifications.

  • Responsible for all housekeeping functions and maintaining the professional appearances of equipment and engineering spaces.

  • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.

  • Reviews building operations, preventive maintenance, training, energy management and equipment status on a frequent basis.

  • Responsible for maintaining the building lighting system, including element and ballast repairs or replacements.

  • Supervise timeliness and quality of work by Building Engineers, Assistant Building Engineers and Maintenance Technicians.
  • Other duties include moving furniture, fixtures and other partitions, repairing locks, doors, hinges, furniture and other miscellaneous items. The repair and painting of all types of surfaces, indoors and out. The monthly inspection of fire extinguishers. The performance of roof maintenance and minor roof repairs. Various building maintenance duties as assigned by the property management.

Qualifications

  • Three to five years related experience and or training; or equivalent combination of education and experience.

  • Must be trained and experienced to safely handle specific hazardous materials associated with building maintenance

  • Abilities to read analyze and interpret general business periodicals, professional journals, blueprints, schematics, technical procedures or governmental regulations.
  • Ability to write repairs, business correspondence and procedure manuals.
  • Abilities to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished win written, oral, diagram or schedule form.

Work Environment and Physical Demands

  • Work Environment: While performing the duties of this job, the employee regularly works with hazardous material. The employee may frequently be exposed to extreme heat or cold and is frequently exposed to the risk of electrical shock. The employee works near moving mechanical parts and in high precarious places and is occasionally exposed to fumes or airborne particles. The noise level in the work environment is usually moderate.
  • Physical Demands: While performing duties of job, employee is required to stand, walk, sit, use hands to handle objects and documents, reach with hands and arms, talk, and hear. Employees may occasionally lift and/or move up to 100 pounds.
    • Vision: Must be sufficient to read reports, instructions, correspondence, and any other written material pertinent to your job.
    • Hearing: Must be sufficient to understand a conversation at a normal volume, both in person and by telephone.
    • Speech: Must be sufficient to carry on a phone conversation and give clear, concise directions to subordinates.
    • Manual Dexterity: Must be sufficient to operate machines, use tools, and make general repairs. Employees may use office equipment such as telephone, computer, computer software, calculator, printer, copier, and facsimile.
    • Physical Mobility: Must be sufficient to move around in office and properties including climbing stairs, lifting appliances or tools, stretching, bending and crawling, and using hands to handle objects and documents.

Compensation

$32 to $33 per hour
