SUMMARY: McC Management is growing, and we are in search of a Service Supervisor to join our impressive team of leaders! A Service Supervisor performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meets the owner and company standards for cleanliness, appearance, safety, and overall functionality.
JOB TITLE: Service Supervisor
DEPARTMENT: Onsite
REPORTS TO: Community Manager
DUTIES AND RESPONSIBILITIES:

Perform preventative, routine, and scheduled maintenance, along with small equipment maintenance tasks and projects.

Completes assigned work orders generated from resident requests for service, as well as maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, ownership expectations, safety standards, and code requirements.

Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the manager about re-ordering needs.

Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and flooring repair.

Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.

Knowledge of Fair Housing Guidelines, WISHA, job safety principles and working within a team environment.

Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.

Participate in emergency on-call/after-hours maintenance assignments; adhering to established response times and addresses emergency issues appropriately.

Promote customer satisfaction by always maintaining the highest standards of interactions, courteously and professionally, with current and potential residents.

Lead, develop, train and mentor a team/team member of above responsibilities.

WORKING CONDITIOND: Work both in and outside of apartment buildings and in all areas of the community, including the amenities. This could mean exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on location).
PHYSICAL DEMANDS:

Need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Must be able to work inside and outside in all weather conditions.

Must be able to push, pull, lift, carry, or maneuver weights of up to thirty-five (35) pounds independently and fifty-five (55) pounds with assistance.

Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.

Must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays.

Must be able to read technical information, and/or use a keyboard, computer, and iPad.
Must maintain a valid driver’s license, clean driving record and current auto insurance is required.
Required to complete and successfully pass the McC Fair Housing, Harassment, and Diversity and Inclusion training within the first 30 days of employment.
Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job-related skills, knowledge, experience, education, certifications, etc.
In addition to the base salary, onsite positions may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
