Site Project Manager (realty sector)

Valby Developers LLP is into the activities of land banking, land aggregation & plotted development activities. We have an opportunity for the role of a Project Manager (Civil) to manage all civil and related aspects of a RERA approved plotted/villa development project located near Indus International School, Bilchikkanahalli, Bangalore.

Education / Skills / soft skills:

Graduate in Civil Engineering (preferred) and possess 4 to 6 years of project management experience and must be able to fulfil the below stated criteria.

• Experience in real estate and villa construction projects is preferred.
• Able to fluently communicate in English and local language(s) - Kannada.
• Must possess current knowledge of various applicable BIS and other standards or specifications, bylaws, codes, guidelines, etc related to realty sector.
• QA standards on all aspects applicable to the job role.
• proficiency in use of related software, collaborative tools.
• Possess current regulatory and compliance knowledge as applicable for the location and project.
• Possess Ability to provide recommendations, evaluate the site needs and location dynamics.
• Must be proactive, honest, self motivated, possess high ethics, collaborative, able to work independently.
• Commute to city head office on a periodic basis or ad-hoc basis as per the situation with timely periodic reporting as mandated.

Job role in Brief:

• Interpretation and Review of plans, drawings, sketches, maps, etc prepared for the layout and provide feedback and / or implement the same. Must possess skills to prepare the same as needed.
• monitors performance to ensure schedule compliance. Ensure that the contractors deliver the contracted scope and quality of goods and services within the required time and budgets.
• Plan and schedule construction operations and ensure intermediate milestones are met. Monitor stock levels, and address deficiencies promptly.
• Assign responsibilities, and manage onsite teams.
• Supervise labourers, mechanics, and provide guidance as needed.
• Evaluate project progress and prepare detailed reports.
• Ensure compliance with health and safety regulations and promptly report any issues.
• Manage billing and estimation processes.
• Perform Material management functions (consumption, stocks, projections, requirements and timely updates to mgmt).
• Perform work assignment / provide instructions / managing / monitoring / tracking of project and work progress (on-site activity) and monitoring adherence to various project designs / drawings / plans, construction specifications and safety standards.
• Proactive identification of risks (and mitigation planning, if skill permits).
• Supervise all onsite activities and periodic reporting to management over development works.
• Preparation of daily, weekly and ad-hoc reports relevant to various aspects of plotted / villa development project.
• Work with management to understand various needs of the project, solicit inputs / feedback.
• Coordination with site engineer(s), architect and various stakeholders.
• able to multi-task, working within time constraints and able to handle pressure.
• Attention to detail and ability to handle confidential information.
• Ability to deal with labourers, contractors, Visitors, Employers, etc.
