Job Summary
We are seeking a versatile and reliable Maintenance Technician to join our property management team. In this role, you will be responsible for the general upkeep, repair, and preservation of our residential homes You will ensure that all building systems, common areas, and individual homes are maintained to the highest standards to provide a safe and comfortable environment for our residents. Your technical proficiency in HVAC, plumbing, and electrical systems, combined with a "resident-first" service mindset, will be essential in minimizing vacancy time and enhancing property value.
Responsibilities
- Unit Turnovers: Perform comprehensive "make-ready" tasks to prepare vacant units for new move-ins, including painting, drywall repair, and fixture replacement.
- Work Orders: Respond promptly to resident service requests for plumbing (leaks, clogs), electrical (outlets, lighting), appliance repairs, and other tasks.
- Preventative Maintenance: Conduct routine inspections of exteriors, HVAC systems, and appliances to identify and resolve issues before they become emergencies.
- HVAC & Systems: Troubleshoot and perform seasonal maintenance on individual HVAC units, boilers, or central air systems to ensure year-round climate control.
- Documentation: Utilize AppFolio, Breezeway, or similar property management software to close out work orders, track inventory, and document maintenance history.
- Curb Appeal: Maintain property aesthetics by overseeing groundskeeping, pressure washing, and minor carpentry or masonry repairs.
- Safety & Compliance: Ensure all fire safety equipment, emergency lighting, and pool systems (if applicable) meet local building codes and safety regulations.
- On-Call Rotation: Participate in an emergency on-call rotation to handle after-hours maintenance crises such as floods or lockouts.
- Vendor Coordination: Assist in supervising third-party contractors for major capital projects (roofing, paving, or large-scale electrical upgrades).
Qualifications
- Proven Experience: Prior experience in residential property maintenance, hotel engineering, or general construction.
- Technical Versatility: Strong hands-on skills in plumbing, electrical, carpentry, and appliance repair.
- Certifications: EPA Type II or Universal certification for refrigerant handling is highly preferred; CPO (Certified Pool Operator) is a plus.
- Problem-Solving: Ability to diagnose building issues quickly and determine the most cost-effective, long-term repair solution.
- Physical Stamina: Ability to lift up to 50 lbs, climb ladders, and work in various weather conditions or confined spaces (crawl spaces/attics).
- Tools & Equipment: Proficiency with power tools, snakes/augers, voltmeters, etc.
- Customer Service: Excellent interpersonal skills with the ability to communicate professionally and empathetically with residents and office staff.
- Organization: Strong time-management skills to prioritize multiple service tickets in a fast-paced environment.
- MUST HAVE A VALID DRIVER'S LICENSE AND PERMISISON TO WORK IN THE UNITED STATES
- NO COMPANY VEHICLE WILL BE PROVIDED, MUST BE COMFORTABLE USING PERSONAL VEHICLE
Pay: $24.00 - $25.00 per hour
