Social Media Manager (contract)

We don’t need someone to “post three times a week and report on followers.” We need someone who can make Roomrs the most distinctive co-living brand in the feed.

The Opportunity

Roomrs is rewriting how people live in NYC. Furnished, flexible, zero broker fees, zero friction. We’ve built to ~800 beds and ~$17M in ARR—and our brand lives in the wild on Instagram and TikTok, where future tenants discover us, judge us, and decide whether to apply.

This contract role owns our organic social presence end-to-end. You’ll set the cadence, write the captions, build the comment culture, and translate platform trends into content that’s still recognizably Roomrs. You’ll work directly with the founder on brand voice and direction.

What You’ll Own

Organic Social (The Core)

  • Own the content calendar, posting cadence, captions, and copy for Instagram and TikTok.
  • Build a feed and TikTok presence that anyone scrolling can identify as Roomrs in two seconds.
  • Organic only. No paid, no boosting. Growth through actual content quality.

Engagement & Community

  • Reply to comments and DMs in a voice that feels human and on-brand.
  • Repost and amplify UGC from residents, building a culture where the community wants to tag us.
  • Grow the NYC-relevant audience, not just total follower count.

Trends & Storytelling

  • Stay on top of Reels and TikTok trends weekly. Know which sounds, formats, and creators matter this month.
  • Translate what’s working on the "For You" Page into content that still feels like us.
  • Collaborate with the founder on brand voice, campaign ideas, and content strategy.

Performance & Reporting

  • Track what’s actually working: saves, shares, profile visits, follower growth, and how it ladders to applications.
  • Report weekly. Adjust monthly. No dashboards full of vanity metrics.

Content Production (Optional / Bonus)

  • If you can shoot, edit, and produce content yourself, scope grows and so does the rate.
  • If you’d rather direct and we bring in a separate producer or freelance creator, that works too.

What Winning Looks Like (First 90 Days)

You’ll know you’re nailing it when:

  • Roomrs IG and TikTok have a clear, distinctive POV, anyone scrolling can spot our content immediately.
  • Posting cadence is consistent, no “posted three times then went dark” patterns.
  • Engagement (saves, shares, comments) is trending up, not just follower count.
  • A repeatable content engine is in place: ideation → production → publishing → reporting on a weekly rhythm.
  • We can point to social → site → application signal, not just brand fluff.

You’re a Fit If…

  • You’ve grown a brand IG and TikTok account from scratch or near-scratch, and you can show us the work.
  • You live on these platforms. You can name the trends, sounds, and creators that matter this month.
  • You have strong visual instincts and a platform-native voice, sharp, authentic, never corporate.
  • You operate independently. You bring ideas instead of waiting for them.
  • You’re based in NYC. This role requires being on the ground for shoots, locations, and in-person collaboration.

Bonus Points

  • You can produce content yourself—shoot, edit, and (if needed) be on camera.
  • Co-living, real estate, hospitality, or NYC lifestyle brand experience.
  • A personal following or creator brand of your own.
  • You understand the NYC renter—what they care about, what makes them roll their eyes.

Engagement & Compensation

  • Contract / freelance basis. Ongoing retainer
  • Hours and rate based on scope. Content production scoped and paid separately if combined.
  • Direct working relationship with the founder. Tight feedback loop, fast decisions.
