Sr. Architect

Job Title: Architect – High-Rise Residential & Commercial ProjectsJob Description:

We are seeking a skilled and experienced Architect with a strong background in high-rise residential and commercial developments. The ideal candidate will be responsible for leading the design and planning process, preparing feasibility reports, ensuring effective FSI utilization, handling liaisoning activities, and coordinating with various internal and external stakeholders. Thorough knowledge of UDCPR (Unified Development Control and Promotion Regulations) is essential for this role.

Key Responsibilities:1. Design & Planning:

• Lead the conceptual and detailed design of high-rise residential and commercial projects.
• Develop master plans, site layouts, and architectural drawings in alignment with client requirements and regulatory guidelines.
• Optimize design solutions based on FSI, local zoning regulations, and UDCPR norms.
• Ensure all designs comply with statutory requirements and approval parameters.

2. Feasibility Studies:

• Conduct site evaluations and prepare detailed feasibility reports for proposed developments.
• Analyze site constraints, project viability, and potential development options in compliance with UDCPR and local DCPR rules.
• Assess FSI potential, TDR loading possibilities, setbacks, height restrictions, and zoning limitations.

3. FSI & Regulatory Compliance:

• Calculate and ensure optimal utilization of FSI/TDR and built-up area based on UDCPR and local municipal norms.
• Interpret development control regulations and provide regulatory strategy inputs during project planning.
• Prepare zoning analysis and regulatory compliance matrices.

4. Liaisoning & Approvals:

• Manage end-to-end liaisoning with municipal corporations, planning authorities, and government bodies.
• Coordinate with liaison consultants and follow up for timely approvals.
• Prepare, submit, and track approval drawings and documents for IOD, CC, OC, amendments, and other statutory permissions.
• Liaise with authorities for RERA registration, MOEF clearances, CFO approvals, Fire NOC, Environmental Clearance, and other statutory compliances.
• Attend meetings with municipal officials and resolve regulatory queries.
• Ensure smooth processing of approvals at all stages of project development.

5. Coordination:

• Collaborate with structural, MEP, interior, façade, and landscape consultants to ensure cohesive and compliant design outcomes.
• Coordinate with PMC, consultants, contractors, and local authorities throughout the project lifecycle.
• Conduct design coordination meetings and ensure integration of all disciplines.

6. Project Documentation:

• Prepare and review conceptual drawings, working drawings, GFCs (Good for Construction), and statutory submission sets.
• Review consultant drawings for compliance with UDCPR and approved plans.
• Assist in preparation and documentation for RERA, MOEF, CFO, Fire NOC, and other approval-related submissions.
• Maintain proper documentation and records of all approval correspondences.

Required Skills & Qualifications:

• Bachelor’s or Master’s Degree in Architecture from a recognized institution.
• 5+ years of experience in architectural design and planning for high-rise residential and commercial projects.
• Strong experience in liaisoning and statutory approval processes.
• In-depth knowledge of UDCPR, FSI/TDR norms, development control regulations, and local municipal rules.
• Proficiency in AutoCAD, Revit, SketchUp, Photoshop, and MS Office. BIM knowledge is an advantage.
• Strong design, technical, regulatory, and coordination skills.
• Excellent written and verbal communication abilities.

Preferred Attributes:

• Experience working on projects governed by UDCPR in Maharashtra.
• Established network and working relationships with local authorities.
• Familiarity with RERA, MOEF, Fire NOC, CFO, and Environmental Clearance processes.
• Ability to manage multiple projects, deadlines, and stakeholder expectations efficiently.
• Strong follow-up and documentation skills for approval tracking.
