Senior Office Building Engineer

office sites in the DFW area.
Position Summary
The Senior Office Building Engineer is responsible for the maintenance, operation, and repair of coworking office building systems—including HVAC, electrical, plumbing, building automation systems (BAS) and interior finishes and content. This senior role is involved in mentoring facility techs, managing contractors, overseeing preventive maintenance, ensuring compliance with building codes and managing work scope and quality on capital projects.
Key Responsibilities
System Operations
- Oversee the operation, maintenance, and repair of building mechanical, electrical, and plumbing systems to ensure maximum uptime.
- Manage chillers, boilers, fire/life safety systems, UPS/generators, and related equipment.
Technology
- Proficient using CMMS software, specifically the MRI Angus platform, for work order management, preventive maintenance scheduling, and maintenance tracking across assigned sites.
- Leverage building automation and smart building technology to monitor and optimize system performance.
- Ability and knowledge to use Microsoft Teams and Microsoft Office.
Contractor Oversight
- Coordinate and inspect work performed by outside contractors including HVAC, plumbing, electrical, and specialized contractors like irrigation, caulking, striping, etc.
Budgeting
- Assist the Facility Director in budget preparation.
Compliance & Safety
- Ensure adherence to company directives relating to safety and environmental compliance (OSHA).
Emergency Response
- Serve as a key responder for building emergencies (e.g., power outages, floods, system failures) to minimize disruption.
Qualifications & Requirements
Experience
- 5+ years of experience in commercial office building operations.
- Previous supervisory experience preferred, not required.
Technical Knowledge
- Strong expertise in HVAC systems, electrical systems, plumbing, and Building Automation Systems (BAS).
- Understanding of CCTV systems.
- Understanding of access control systems.
Education
- High school diploma or equivalent required; technical school degree preferred.
Certifications
- SMA/SMT (Systems Maintenance Administrator/Technician) preferred.
- EPA Universal Technician Certification preferred.
- HVAC License preferred.
Communication
- Ability to communicate effectively with tenants, vendors, and management.
- Strong written and verbal communication skills.
- Ability to document and report maintenance activities clearly.
Skills
- Strong understanding of reading building blueprints.
- Understanding of the building envelope, including glass, flashings, etc.
- Understanding of roofs, type, condition.
- Ability to work with all kinds of hand tools.
Physical Requirements
- Ability to lift up to 50 lbs.
- Ability to climb ladders and work in confined spaces.
- Must be able to work in various weather conditions and environments with machinery noise and building materials.
Location
- Based across 10 office sites in the Dallas-Fort Worth (DFW) Metroplex
- Travel between sites is required as part of regular job duties
Compensation
- Salary Range: $80,000 – $85,000 annually, commensurate with experience
- The position is eligible for a bonus up to 10% of annual salary based on performance.
Work Schedule
- Monday – Friday, 8:00 AM – 4:00 PM
- On-call rotation: approximately 1 week per month for after-hours building emergencies on all 10 Caddo Office Reimagined locations

Pay: $38.00 - $41.00 per hour
