Sr. Quantity Surveyor

Position Title: Senior Quantity Surveyor (Sr. QS)

Location: Dubai, United Arab Emirates

Job Summary:

We are seeking an experienced Senior Quantity Surveyor (Sr. QS) to join our team for a high-rise building project in Dubai. The successful candidate will be responsible for managing all quantity surveying and commercial activities related to the project, including cost control, subcontract management, variations, claims, and final accounts.

The ideal candidate must have strong UAE main contractor experience in high-rise building construction and possess excellent commercial and contractual management skills.

Key Responsibilities:

• Manage all quantity surveying and commercial activities for the project.
• Prepare cost estimates, budgets, and commercial reports.
• Review and evaluate subcontractor quotations and payment applications.
• Prepare and manage variations, claims, and final accounts.
• Monitor project costs and ensure cost control measures are implemented.
• Coordinate with project managers, engineers, consultants, and subcontractors.
• Prepare monthly valuations and payment applications.
• Review contract documents and ensure compliance with contractual obligations.
• Assist in procurement and subcontract administration.
• Monitor project progress against budgets and forecasts.
• Prepare financial and commercial reports for management.
• Negotiate commercial terms with subcontractors and suppliers.

Requirements:

• Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related field.
• Minimum 8–12 years of experience in quantity surveying within the construction industry.
• Mandatory UAE experience with a main contractor handling high-rise building projects.
• Strong knowledge of:
• Cost control
• Variations and claims
• Subcontract management
• Final accounts
• Contract administration
• Familiarity with FIDIC contracts and UAE construction practices.
• Excellent analytical, negotiation, and communication skills.
• Proficiency in Microsoft Office and QS/commercial software.

Preferred Qualifications:

• Experience in large-scale residential, commercial, or mixed-use tower projects in Dubai.
• Membership in RICS or equivalent professional body is an advantage.
