Superintendent – Luxury Residential Construction

Job Overview
We are seeking an experienced and detail-oriented Superintendent to lead luxury residential construction projects. The ideal candidate will oversee all aspects of project execution, ensuring quality, safety, and timely completion. This role requires strong management skills, extensive construction site experience, and proficiency with industry-standard software and tools. The Superintendent will coordinate with subcontractors, suppliers, and clients to deliver exceptional results on high-end residential developments.

Key Responsibilities

· Collaborate with project managers, estimators, and subcontractors to develop detailed project schedules and resource plans.

· Supervise day-to-day construction activities on-site, ensuring strict adherence to safety protocols, project specifications, and quality standards.

· Inspect work and materials for compliance with codes, plans, and specifications; promptly address any deficiencies.

· Monitor and manage project schedules, anticipating potential delays and implementing strategies to keep work on track.

· Maintain accurate documentation, including daily logs, progress reports, photos, change orders, and other required records.

· Provide regular project status updates to management, highlighting key milestones, challenges, and action items.

· Identify and mitigate risks and safety hazards, fostering a strong culture of safety on site.

· Resolve conflicts, disputes, and unforeseen challenges that arise during construction.

· Enforce quality control standards to exceed client and industry expectations.

· Supervise subcontractors to ensure compliance with project requirements, timelines, and workmanship standards.

· Coordinate final inspections, oversee punch list completion, and ensure smooth project turnover to the client.

· Review, code, and approve invoices, purchase orders, and receipts related to project expenses.

· Build and maintain strong relationships with clients, trade partners, and team members through proactive communication and problem-solving.

Skills and Experience

· Bachelor’s degree in Construction Management, Applied Engineering, or related field (preferred).

· 3–5 years of superintendent or project management experience, with a proven track record delivering complex residential projects.

· Proficiency in construction management platforms (e.g., Procore, Buildertrend) and Microsoft Office Suite.

· Excellent communication and client-facing skills.

· Demonstrated ability to lead, mentor, and motivate diverse teams.

· Strong problem-solving and organizational abilities, with keen attention to detail.

· In-depth knowledge of construction processes, building codes, safety regulations, and best practices.

· Flexibility and adaptability to manage evolving project requirements and unexpected challenges.

This role may occasionally require participation in tasks outside of the primary scope of responsibilities. We value adaptability and a team-first mindset in our dynamic work environment.

How to Excel At This Role

· Consistency. It’s easy to be complacent on projects and just schedule subcontractors. Much of what makes us successful is consistency to take pictures, document, check, and prepare for the week ahead of you.

· Preparation. Preparation for the work is the work. Have your documents printed out for the subcontractor before he arrives. Call him to schedule a preconstruction walk before he sends his crew out. Call the subcontractor the day prior to make sure he has everything he needs to do his job.

· Adapt. Be willing to unlearn how you’ve done things in the past to find better ways of doing it going forward.

· Service mindset. We set up our subcontractors for success by being prepared. We’re looking out for them because they’re the ones getting the hard work done. We couldn’t do what we do without them, so we treat them well.

· Project Cleanliness. This is a big deal for us. We want to have clean, organized job sites that project a good reputation for our company.

Job Type: Full-time

Pay: $80,000.00 - $100,000.00 per year
