Supervisor of Painting & Rentals

Warren Wilson College invites applications for a Supervisor of Painting & Rentals, a role that plays an essential part in maintaining the quality, safety, and functionality of campus housing and facilities. This is a hands-on supervisory position that works closely with the Director of Facilities Management and fellow FM supervisors to plan and carry out painting, drywall repair, general repairs related to rental turnover, and a range of special projects across campus.

The supervisor leads day‑to‑day project planning, coordinates maintenance and repair work, and manages contractor activity to ensure projects move forward efficiently and with minimal disruption. The position also maintains tools, equipment, and inventory, supports sustainability initiatives, and assists with event setups and other departmental needs as they arise.

A central component of this role is the supervision and mentorship of a student crew of 20–25 workers. The supervisor recruits and orients students, provides OSHA‑aligned safety training, assigns and oversees daily tasks, approves timecards, and supports students' learning and professional development in partnership with the Work Program Office.

Minimum Qualifications

  • High school diploma or general education degree (GED).
  • One to three years experience in the fields of painting, drywall repair, carpentry, and building services, with demonstrated knowledge, skills and ability in these areas.
  • One year of supervisory experience.
  • Knowledge of proper chemical usage, storage, and safety protocols in painting and facilities operations.
  • Knowledge of local and state building codes as they apply to assigned work orders and project work.
  • Knowledge of and ability to apply relevant state and federal workplace safety regulations, including OSHA standards.
  • Valid North Carolina Driver's license in good standing. Must have the ability to obtain campus licensing once hired.
  • Demonstrated, strong time management, organization, and multi-tasking skills.
  • Demonstrated experience working effectively with people from all backgrounds and perspectives.

Preferred Qualifications

  • More than three years of experience in the fields of painting, drywall repair, carpentry, and building services, with demonstrated knowledge, skills and ability in these areas.
  • Experience teaching and instructing painting, drywall repair and general maintenance work.
  • Experience working with, supervising or mentoring college age students.

Key Responsibilities

Project Management

  • Under the direction of the Director of Facilities Management, uses student labor, collaboration with other Facilities supervisors and subcontractors to assist with repairing and maintaining campus housing rentals and managing other departmental special projects for the maintenance and repair of campus facilities.
  • Plans, coordinates, and supervises the completion of assigned special projects, which may include, but are not limited to, oversight and repair of campus housing rentals and buildings, painting and drywall repair, building upkeep and conference set-up.
  • Assists in the set-up arrangements for special events held on campus, as requested.
  • Maintains inventory of equipment and tools, supplies, and parts. Periodically performs audits to account for shrinkage and improve control of inventory.
  • Identifies ways in which the department can become more sustainable.

Resource Management

  • Works with Director of Facilities Management to ensure all operational costs are kept within approved budgets.
  • Works with the Director and the FM Operations Coordinator to ensure that maintenance work orders are planned and coordinated with other trades and campus departments as needed to ensure efficient completion with minimal disruption.
  • Manages, maintains, and works with specific attention to contract work for special projects and ongoing department needs.
  • Follows current policies for use of credit cards, purchase orders and obtaining prior authorization for expenses; assists with reconciling credit card statements; collects and submits receipts and check requests to the office of Administration and Finance.

Crew Supervision

  • Assist the Work Program Office (WPO) with recruitment and orientation of student crew members, provide safety training in compliance with OSHA standards especially in the areas of chemical usage, equipment handling and safety procedures.
  • Coordinate, communicate and monitor student work schedules, approve student timecards by payroll schedule deadlines, and plan for and delegate appropriate tasks to student crew members.
  • Maintain professional boundaries with students.
  • Guide students through the learning and performance goals and evaluations process in a timely manner, mentor students to support their professional and educational development.
  • Attend WPO supervisor orientation, retreat and training.
  • Collaborate with the staff of the WPO to problem-solve any student crew issues that may arise.
