Real Estate Team Leader – Leasing Position Overview
The Leasing Team Leader is responsible for managing and driving the performance of the leasing team to maximize occupancy rates, rental revenue and client satisfaction. This role focuses on tenant acquisition, landlord relations, market positioning and operational efficiency within the leasing portfolio.
Key Responsibilities
1. Team Leadership & Performance Management
- Recruit, train, and mentor leasing consultants
- Set monthly leasing targets (units leased, occupancy rate, revenue)
- Monitor daily activity (viewings, inquiries, follow-ups, conversions)
- Conduct weekly pipeline and vacancy review meetings
- Implement performance improvement plans where needed
2. Leasing Strategy & Revenue Optimization
- Develop pricing and leasing strategies based on market trends
- Monitor vacancy rates and recommend rental adjustments
- Analyze competitor properties and positioning
- Plan and execute promotional campaigns to reduce vacancy
- Optimize tenant mix (especially for commercial properties)
3. Landlord & Owner Relations
- Maintain strong relationships with property owners
- Provide regular leasing performance reports
- Advise owners on pricing, incentives and market conditions
- Handle escalated landlord concerns
4. Tenant Acquisition & Retention
- Oversee inquiry management and response times
- Ensure high-quality property viewings and follow-ups
- Support negotiation of lease terms
- Improve tenant retention strategies (renewals, satisfaction tracking)
- Handle escalated tenant issues when necessary
5. Operations & Compliance
- Coordinate with property management, legal and finance teams
- Monitor listing quality and marketing standards
- Track lease expiry schedules and renewal pipelines
