Technical Manager – Fit-Out (Core Technical Experience is a must)

Purpose

The Technical Manager – Fit-Out is responsible for providing technical leadership, coordinating design efforts, and ensuring the constructability of interior fit-out projects. This role ensures that all drawings, specifications, materials, and details are coordinated, compliant with regulations, and feasible within project constraints.

Responsibilities

· Manage and coordinate shop drawings, design development, and technical submissions for fit-out works.

· Review architectural, interior design, MEP (mechanical, electrical, plumbing), and specialist drawings to ensure proper coordination and constructability.

· Ensure compliance with contract requirements, authority regulations, codes, and consultant standards.

· Lead design coordination meetings and resolve any technical clashes that arise.

· Oversee the preparation and review of shop drawings, material submittals, samples, mock-ups, and prototypes.

· Ensure timely approvals in accordance with project schedules.

· Coordinate with planning and procurement teams to prevent technical delays.

· Propose value engineering solutions that maintain the design intent and quality.

· Identify construction risks early on and recommend mitigation measures.

· Optimize details for cost, time, and quality efficiency.

· Liaise with consultants, clients, and authorities to secure technical approvals.

· Ensure all technical documents comply with local authority and fire/life safety requirements.

· Support authority inspections when technical input is necessary.

· Provide technical guidance to site teams, subcontractors, and suppliers.

· Resolve technical issues, requests for information (RFIs), and discrepancies on site.

· preparation for the weekly reports and meetings, which include, but are not limited to, the shop drawing log, materials log, and RFI log.

· Support quality control during execution and inspections.

· Ensure that technical documentation is complete for as-built drawings and operation and maintenance (O&M) manuals.

· Assist with project handover and address any technical issues during the defects liability period (DLP).

• Resolve high-level site conflicts regarding tolerances, material installation, MEP integration, and structural interfaces.
• Construction Detailing & Execution
• Lead snagging and handover processes with extreme attention to detail.
• Oversee all phases of on-site execution for special projects (high-end residential, hospitality, or complex commercial fit-outs).

Skills

· Bachelor’s degree in Civil Engineering, Architecture, or Interior Design.

• Mandatory Over 5 - 10 years of extensive background experience in a reputable role in a Fit-out / Contracting company (as a Senior Architect, Technical Manager, Project Lead, or Technical Director)

· Strong experience in the UAE working on consultant-led, fast-track projects.

• Proven track record of delivering luxury/high-end residential, hospitality, or commercial projects.
