Focus on ensuring the building's infrastructure and systems are operational, safe, and well-maintained for the residents. This role blends technical expertise with management and communication skills.
Key responsibilities include:
Operations and Maintenance Management:
Overseeing the daily operation, maintenance, and repair of all building systems, including HVAC, electrical, plumbing, fire protection, security systems, elevators, and general building structure.
Developing and implementing robust preventive maintenance (PPM) programs and schedules for critical equipment to extend asset lifespan and minimize downtime.
Promptly addressing and troubleshooting technical issues and coordinating emergency repairs on a 24/7 basis if needed.
Compliance and Risk Management:
Ensuring strict compliance with all relevant local, state, and federal building codes, safety standards (like OSHA), and environmental regulations.
Conducting regular safety inspections and risk assessments to identify potential hazards and implement corrective actions.
Maintaining accurate records of all maintenance activities, inspections, certifications, and safety documentation.
Vendor and Contract Management:
Sourcing, negotiating, and managing contracts with external service providers, contractors, and vendors (e.g., cleaning, security, landscaping, specialized repair services).
Monitoring vendor performance and ensuring all contracted services meet agreed-upon service level agreements (SLAs) and quality standards.
Financial and Project Management:
Assisting in the preparation and management of operational budgets and capital project budgets.
Monitoring expenditures, identifying cost-saving opportunities (such as energy efficiency initiatives), and ensuring financial performance aligns with budgetary goals.
Managing technical projects, such as renovations, installations, or system upgrades, from planning and budgeting to completion.
Leadership and Stakeholder Communication:
Supervising, mentoring, and providing technical guidance to a team of maintenance staff and technicians.
Serving as a primary point of contact for residents, the Resident Welfare Association (RWA), and property owners, addressing their concerns and ensuring high levels of satisfaction.
Fostering a positive work environment and ensuring effective communication channels between technical teams and non-technical stakeholders.
Sustainability and Efficiency:
Implementing sustainability initiatives and energy management programs to reduce the building's environmental impact and optimize utility costs.
Staying informed about new technologies and innovations in facilities management to enhance operational efficiency.
Job Type: Full-time
Pay: ₹35,000.00 - ₹45,000.00 per month
